Purpose of the Role

BGIS is looking for two experienced Works Supervisors to support the delivery of residential maintenance services across a large social housing portfolio, covering the Central Coast through to Newcastle. Reporting to the Contract Operations Manager, you will work closely with subcontractors, tenants, and client representatives to ensure maintenance works are completed safely, to a high standard, and in line with contractual requirements. 🏠

This is a varied, site based role where no two days look the same. You'll be out on the road visiting properties, meeting with tenants, and supporting subcontractors to deliver quality outcomes.

The ideal candidate will be approachable, patient, and personable, with a trade background that helps you understand maintenance requests and provide practical guidance. You'll enjoy working with people from all walks of life, handle sensitive conversations with care and empathy, and be trusted to work independently while staying connected to a supportive team.

Key Responsibilities

  • Oversee the day-to-day delivery of maintenance services through the supervision of subcontractors and self-perform teams.
  • Communicate warmly and clearly with tenants to understand and address maintenance requirements.
  • Conduct property inspections, including final inspections of completed works.
  • Prepare inspection and test plans as required.
  • Provide technical guidance to client personnel to support value-for-money outcomes.
  • Monitor subcontractor compliance with health, safety, environmental, and quality requirements.
  • Undertake regular assessments of subcontractor performance and workmanship.
  • Complete audit quotas for responsive works, validating quality and tenant satisfaction.
  • Report daily on work progress and completions.
  • Monitor and report on financial expenditure and margin opportunities.
  • Support contract KPIs and contribute to continuous improvement across the portfolio.

Education, Experience & Skills

Essential:

  • Trade qualification or technical training in a building-related discipline.
  • Experience within the domestic or residential building and maintenance industry.
  • Experience supervising and monitoring subcontractors.
  • Sound understanding of WHS regulations and safe work practices.
  • Warm and effective communication and interpersonal skills, with the ability to connect comfortably with tenants and a wide range of people.
  • Experience working in social or community-facing settings, including managing sensitive conversations with care.
  • Ability to read and interpret technical drawings and specifications.
  • Knowledge of work planning and scheduling processes.
  • Ability to work independently while contributing to a supportive team.
  • Current Driver's Licence.

Desirable:

  • Familiarity with domestic building statutory obligations, codes of practice, and the Building Code of Australia.
  • Financial skills suited to managing high-volume maintenance contracts.
  • Experience preparing reports and maintaining data.
  • Experience working with quality systems.
  • Experience within social housing, community housing, or government maintenance contracts.
