Working Live-In Superintendent

Upper East Side Co-op | 90 Units | Built 1958

Well-maintained Upper East Side cooperative (90 units, 1958) seeks an experienced Working Superintendent who is hands-on with repairs and capable of managing day-to-day building operations.

This is a true working super role, not supervisory only. The ideal candidate is comfortable performing repairs personally while also handling resident issues, staff coordination, vendors, and compliance in partnership with management.

On-site 1BR / 1BA apartment included.

Core Responsibilities

• Perform hands-on repairs: plumbing, electrical, carpentry, drywall, patching, painting, appliance troubleshooting
• Diagnose issues independently and determine when outside vendors are required
• Oversee and maintain building systems (boilers, plumbing, electrical, mechanical equipment)
• Supervise doormen and handyman staff; coordinate daily tasks and schedules
• Respond to resident service requests and emergencies
• Access apartments as needed; manage keys responsibly
• Enforce house rules and alteration agreements
• Monitor and inspect in-unit renovations; document with photos
• Coordinate inspections and ensure regulatory compliance
• Use building management software, email, and mobile tools for communication and reporting

Qualifications

• 7+ years experience as a working superintendent or similar role in NYC
• Strong hands-on technical skills (required)
• **Trade licenses/certifications (plumbing, electrical, HVAC) strongly preferred
• Co-op/condo experience required
• Comfortable with technology and documentation
• Professional, direct, and reliable

Compensation

• $80-$100k

• On-site 1BR / 1BA apartment
