VP of Land Acquisition

Leading National Homebuilder | Land Pipeline Strategy | Entitlements & Due Diligence | Lot-Option Structuring | Division Growth — Greater Sacramento (Roseville, CA)

One of the nation's largest production homebuilders is seeking a VP of Land Acquisition to lead all aspects of land acquisition, due diligence, feasibility, design, and entitlements for its Greater Sacramento division, based in Roseville, CA.

Key Responsibilities

  • Source and pursue land acquisition opportunities across Roseville, Placer County, and the greater Sacramento market through market research, tax map review, and networking with brokers, attorneys, engineers, and developers.
  • Structure and negotiate lot-option agreements, rolling takedown schedules, land-banking arrangements, and finished-lot purchase agreements — the backbone of an option-driven, capital-light land model.
  • Lead due diligence, feasibility, and entitlement efforts, including CEQA review, tentative and final maps, specific plans, and development agreements, coordinating directly with the City of Roseville, Placer County, and local agencies.
  • Prepare acquisition packages and investment committee materials for corporate approval, underwriting deals to division and corporate return hurdles.
  • Negotiate land purchase agreements, land development contracts, and design service agreements.
  • Manage lot takedown schedules, land pipeline schedules, and LOC updates aligned to a high-volume starts and closings cadence.
  • Maintain inventory reports, contract summaries, critical dates, and ongoing market analysis.
  • Partner with the Division President on long-range planning and division growth strategy.
  • Direct the planning and coordination of civil engineering, architectural, and landscape design services.
  • Present at public hearings and community meetings, and help secure required permits and approvals.
  • Oversee development/entitlement budgeting, bond maintenance, and CFD/Mello-Roos financing where applicable.
  • Manage the design, budgeting, and construction of community amenities.
  • Supervise third-party HOA management and review annual HOA budgets.
  • Support starts projections and closings for new communities at production volume.
  • Build and maintain strong relationships across the market to strengthen the division's competitive position.
  • Lead, coach, and develop the land team to drive performance and execution.

Qualifications

  • Degree in Business, Engineering, Accounting, Finance, Real Estate, or related field required.
  • 10+ years of combined land acquisition and land development experience, preferably with a high-volume production homebuilder.
  • Hands-on California entitlement experience — CEQA, tentative/final maps, specific plans, and development agreements — with Sacramento, Placer County, or broader Northern California market knowledge strongly preferred.
  • Proven track record structuring lot-option contracts, rolling takedowns, and land-banking or finished-lot arrangements within a capital-light land strategy.
  • Strong knowledge of real estate, negotiation, and residential land acquisition strategy, including due diligence, entitlements, budgeting, contracts, and pipeline management.
  • Strong communication skills with the ability to present effectively in both internal and public settings.
  • Highly organized, detail-oriented, and able to manage complex moving parts with minimal supervision.
  • Strong computer skills, including spreadsheets, scheduling tools, and data management systems.
  • Valid driver's license and current auto insurance required.
