Job Description

Role Purpose

The Leasing & Transaction Management Manager is responsible for the end-to-end management of UOB's real estate transactions across the regional portfolio, including office, branch, retail, operations, and special-use facilities. The role ensures that real estate decisions are aligned with business requirements, financial objectives, workplace strategies, and corporate governance standards.

The incumbent will lead lease negotiations, renewals, acquisitions, disposals, consolidations, and workplace transformation projects while partnering closely with business units, Finance, Legal, Procurement, and external landlords and consultants.

Key Responsibilities

Real Estate Transaction Management

  • Manage end-to-end real estate transactions including:
  • New leases
  • Lease renewals
  • Rent reviews
  • Expansions and contractions
  • Acquisitions and disposals
  • Early terminations and exit strategies
  • Develop transaction strategies that support UOB's business growth and workplace objectives.
  • Conduct market assessments and benchmarking to identify opportunities for portfolio optimization and cost savings.
  • Prepare business cases and recommendations for management approval.

Leasing & Commercial Negotiations

  • Lead negotiations with landlords, developers, property owners, and agents to secure favorable commercial outcomes.
  • Negotiate:
  • Rental rates
  • Incentives and rent-free periods
  • Capital contributions
  • Lease terms and conditions
  • Renewal and extension options
  • Ensure contractual commitments align with UOB's operational and financial requirements.

Stakeholder Management

  • Partner with senior business leaders to understand evolving business requirements and translate them into real estate solutions.
  • Act as the primary real estate advisor for assigned business divisions.

Financial & Commercial Management

  • Develop financial analysis, lease evaluations, and transaction models.
  • Prepare:
  • Net Present Value (NPV) assessments
  • Cost-benefit analyses
  • Occupancy cost forecasts
  • Annual Budget submissions
  • Track transaction savings and portfolio performance metrics.

Governance, Risk & Compliance

  • Ensure all transactions comply with UOB policies, regulatory requirements, and delegated approval authorities.
  • Manage lease documentation and contractual obligations.
  • Support audit requirements and maintain proper transaction records.
  • Identify and mitigate transactional and contractual risks.

Market Intelligence

  • Monitor market trends, emerging workplace strategies, and real estate developments.
  • Maintain relationships with key landlords, consultants, and industry partners.
  • Provide market insights and recommendations to management.

Success Measures

The successful candidate will be expected to deliver:

  • Occupancy cost optimization and savings targets.
  • Effective lease renewals and transaction outcomes.
  • Timely execution of strategic real estate initiatives.
  • Reduced portfolio risk and contractual exposure.
  • Enhanced stakeholder satisfaction.
  • Improved space utilization and workplace efficiency.

Qualifications

  • Degree in Real Estate, Estate Management, Business, Finance, Facilities Management, or a related discipline.
  • Professional qualifications from RICS, MIV, SIOR, CoreNet Global, or equivalent will be advantageous.

Experience

  • 8 to 12+ years of relevant experience managing complex real estate transactions across multiple locations and stakeholder groups.

Experience in the following areas would be advantageous:
