TITLE: Head of Private Investments, India

DEPARTMENT: Private Investments (Commercial Real Estate Debt Underwriting, Origination, and Closing)

In 2025, Blackstone established Brio Real Estate (“Brio”) as a portfolio company focused on real estate credit. JOB SUMMARY

Brio is seeking a strategic and high-energy Head of Private Investments to lead and scale our Bangalore-based Private Investments team. This critical leadership role is designed to bridge our operations in India and the United States, ensuring the two offices function as a single, seamless global unit.

The successful candidate will oversee the India Private Investments team which will be responsible for all aspects of Commercial Real Estate (CRE) loan underwriting, modeling, and investment committee memo preparation. Beyond technical excellence, we are looking for a culture carrier—a leader who will champion AI adoption, drive process innovation, and foster a collaborative environment that transcends time zones.

Key Responsibilities

Investment Leadership & Underwriting

• End-to-End Underwriting: Lead the Bangalore team in executing comprehensive credit analysis and property underwriting for complex CRE debt opportunities.
• Financial Modeling: Oversee the development and maintenance of sophisticated cash flow models (Excel, Argus, etc.) to evaluate risk-adjusted returns.
• Investment Committee Support: Drive the preparation of institutional-quality investment memos, presenting clear and concise narratives on deal merits, risks, and mitigants.
• Deal Screening: Collaborate directly with the U.S. originations team to screen and qualify new investment opportunities, providing early-stage feedback on viability.
• Deal Closing: Assist with the loan closing process by engaging and reviewing third-party due diligence reports, including appraisals, costing reports, property condition assessments (PCAs), and environmental reports (Phase I/II).

Strategic Integration & Team Management

• Unified Global Team: Serve as the primary conduit between the Bangalore and U.S. Private Investment teams, in support of BREDS. Your mission is to eliminate "silos" and ensure the India team is fully integrated into the investment process.
• Workflow Optimization: Implement a work schedule that ensures several hours of daily overlap with U.S. working hours, facilitating real-time communication and deal execution.
• Talent Development: Recruit, mentor, and retain top-tier investment professionals, fostering a high-performance culture of accountability and excellence.

Innovation & Culture

• AI & Process Excellence: Act as the lead advocate for AI adoption within the investment process. Identify and implement tools to automate repetitive tasks and enhance underwriting accuracy.
• Cultural Stewardship: Represent Brio’s core values in Bangalore, ensuring the local office feels intrinsically connected to the firm’s global mission and standards.

(QUALIFICATIONS)

What you should have:

• Bachelor’s degree in finance, accounting, real estate, or related field required; graduate degree preferred
• 14-15+ years of commercial real estate finance and structured credit experience, including underwriting and origination
• Demonstrated experience partnering with global organizations, with a proven ability to set direction, develop talent, and cultivate a high‑performance environment grounded in productivity, collaboration, and continuous professional growth
• Strong communication skills for cross‑regional coordination
• Advanced underwriting, modeling, and valuation skills
• Detail-oriented with the ability to operate in a fast-paced, globally integrated environment
