Purpose of the role
The VP of Corporate Real Estate & Workplace Transformation is responsible for driving the strategic property management and corporate real estate strategies that align with the Group’s objectives and business requirement and will lead the transformation evolution of the bank’s physical footprint across OCBC Hong Kong and Macau. This role extends beyond traditional facility oversight to focus on digital integration (PropTech), sustainability (ESG) mandates, and data-driven workplace optimization. The incumbent will lead the transition of the bank’s portfolio into "Smart Offices" and "Digital-First Branches," ensuring operational resilience and alignment with global climate goals.
What you will be doing:
Strategic Portfolio & Asset Governance:
Lead the long-term asset repositioning and spatial strategy. Manage the end-to-end divestment and leasing lifecycle for the bank’s strategic real estate portfolio, ensuring all vacant and occupied properties adhere to planned schedules and strict budget requirements.
Project Leadership & Board Reporting:
Serve as the Project Lead for major spatial transformations (e.g., HK Spatial Plans and Branch Transformations). Responsible for presenting strategic updates, financial modeling, and risk assessments to Senior Management and the Board to secure approvals for large-scale CapEx investments.
Holistic Facility & Maintenance Management:
Direct the evolution of outsourced FM partners for ALL maintenance and facility management issues across both bank-owned and leased properties. Shift from reactive "issue management" to a Performance-Based model, ensuring 100% operational uptime for mission-critical infrastructure.
PropTech & Digital Integration:
Spearhead the implementation of Smart Building Management Systems (BMS) and IoT solutions. Use predictive data analytics to improve energy efficiency and asset lifecycle management, moving the bank toward a "Future of Work" model.
External Liaison & Stakeholder Representation:
Act as the formal Owner’s Representative to liaise with external parties, including other properties owners, government authorities, and regulatory bodies, ensuring the bank’s interests are protected in all property-related dealings.
Physical Security & Crisis Management:
Develop and implement the Physical Security Strategy. Oversee advanced security systems (Access Control, CCTV) and lead Emergency Response protocols to ensure the safety of all stakeholders and operational resilience.
ESG, Decarbonization & Compliance:
Act as the technical lead for the Group’s Net-Zero roadmap (LEED/BEAM Plus). Ensure all projects and operations comply with internal process and reach management approval in compliance with bank polices, internal audit requirements, and HKMA standards.
What are we looking for:
Degree in Real Estate, Surveying, Engineering, or a related technical discipline.
10+ years of experience in Corporate Real Estate, with a proven track record in Digital Transformation or ESG implementation within the banking sector.
Preferred Professional Certifications:
MRICS / FRICS (Royal Institution of Chartered Surveyors)
BEAM Pro / LEED AP / WELL AP (Sustainability & Green Building Accreditation)
PMP (Project Management Professional)
CFM / FMA (Certified Facility Manager)
