We’re building a best-in-class multifamily lending platform within Business Banking—and we’re looking for a proven originator to join us.
As a Vice President, Relationship Manager – Multifamily Real Estate Finance, you’ll be on the front lines sourcing, structuring, and closing investor-owned multifamily loans while building deep, long-term client relationships.
This is a high-impact role focused on small- to mid-balance multifamily (5–50 units) with a clear mandate:
- generate repeatable production
- build full banking relationships
- drive CRA and community investment outcomes
The Vice President, Relationship Manager – Multifamily Real Estate Finance is responsible for originating, structuring, and managing investor-owned multifamily commercial real estate loans within the Business Banking platform. The role focuses on building a scalable and repeatable production pipeline centered on small- to mid-multifamily assets (5–50 units), while developing full client relationships that include lending, deposits, and treasury services.
This role operates within a specialized CRE vertical, where the Relationship Manager serves as the primary originator and relationship owner, partnering closely with Commercial Real Estate underwriting (credit owners) to deliver disciplined, risk-adjusted transactions. The position supports the bank’s broader objectives of portfolio growth, CRA performance, deposit primacy, and relationship expansion
Key Responsibilities
- Originate investor-owned multifamily CRE loans within defined credit parameters and Business Banking thresholds (generally < $5MM per transaction and TCR).
- Develop and maintain a consistent pipeline through broker, owner/operator, and community-based sourcing channels.
- Target stabilized and light value-add multifamily assets with experienced sponsors.
- Maintain active calling efforts across designated geographic markets.
- Build and deepen relationships with multifamily investors and operators.
- Establish primary banking relationships by driving operating deposits and treasury management adoption.
- Deliver a holistic banking solution including lending, deposits, and payment services.
- Conduct upfront deal screening including borrower and property analysis.
- Assess transactions against key underwriting metrics, including:
- Debt Service Coverage Ratio (DSCR)
- Loan-to-Value (LTV)
- Debt Yield
- Structure transactions consistent with multifamily credit guidelines (e.g., occupancy, seasoning, leverage, recourse).
- Present viable opportunities to CRE underwriting for full credit adjudication.
- Manage deals through the full life cycle: sourcing, structuring, approval, closing, and onboarding.
- Coordinate with underwriting, portfolio management, and risk partners.
- Ensure a disciplined and repeatable execution process aligned with the CRE vertical model.
- Identify and prioritize CRA-eligible multifamily lending opportunities.
- Contribute to the bank’s Community Reinvestment Act (CRA) and Community Benefits Plan objectives.
- Support portfolio construction objectives emphasizing multifamily growth.
- Annual production: ~6 loans per year
- Annual volume: $15MM–$25MM in originations
- New client acquisition and relationship growth

- CRA-qualified production contribution
- Develops and executes the assigned regional business development strategy, sales targets, and sales results.
- Proactively develops and executes sales strategies to attract new business clients and expand existing relationships.
- Develops internal and external networks and referral sources to ensure ongoing growth of BMO's business.
- Generates appointments and opportunities to grow business results through targeted sales efforts.
- Identifies prospective customers and cross-sells additional products and services to meet their needs.
- Develops client rapport and instils confidence to develop credibility and earn their trust as relationship manager.
- Understands the local market and proactively develops relationships with centres of influence.
- Delivers exceptional customer service and builds trust by providing expertise, responsive service, and support.
- Develops and maintains long-term profitable relationships and expands wallet share within the assigned portfolio.
- Answers inquiries and provides accurate information about business banking products and services.
- Understands customer needs and offers financial solutions that meet customer goals.
- Resolves or escalates issues.
- Acts as a trusted advisor to assigned business/group.
- Influences and negotiates to achieve business objectives.
- Assists in the development of strategic plans.
- Identifies emerging issues and trends to inform decision-making.
- Develops solutions and makes recommendations based on an understanding of the business strategy and stakeholder needs.
- Develops, maintains, and executes a business plan, including relationship management strategies, to achieve customer retention objectives.
- Manages databases and provides support for analysis, forecasting and/or data visualization, ensuring adherence with data governance standards.
- Breaks down strategic problems, and analyses data and information to provide insights and recommendations.
- Monitors and tracks performance, and addresses any issues.
- Builds change management plans of varying scope and type; leads or participates in a variety of change management activities including readiness assessments, planning, stakeholder management, execution, evaluation, and sustainment of initiatives.
- Mentors employees to foster professional development.
- Provides input into the planning and implementation of operational programs.
- Executes work to deliver timely, accurate, and efficient service.
- Develops and manages a business/group program.
- Identifies business needs, designs/develops tools and training programs; may include delivery of training to audiences.
- Follows security and safeguarding procedures and applies due diligence in accordance with Bank’s policies and ethical standards for the prevention of loss due to fraud, robbery, counterfeiting, money laundering, or defalcation.
- Maintains the confidentiality of customer and Bank information in compliance with Bank policies and procedures.
- Identifies risks and takes appropriate actions, including all documentation and other regulatory requirements to maintain operational integrity.
- Focus is primarily on business/group within BMO; may have broader, enterprise-wide focus.
- Provides specialized consulting, analytical and technical support.
- Exercises judgment to identify, diagnose, and solve problems within given rules.
- Works independently and regularly handles non-routine situations.
- Broader work or accountabilities may be assigned as needed.
- Take measured risks while protecting the bank by applying our Risk Management Framework in the execution of your role, in line with our Risk Culture and within our approved Risk Appetite, making sound and risk informed decisions that align to business strategy, protect assets, and adhere to applicable policy documents (Frameworks, Policies, Standards, Procedures and Supporting documents), laws and regulations.
Qualifications:
- Typically between 5 - 7 years of relevant experience and post-secondary degree in related field of study or an equivalent combination of education and experience.
- Proven performance and track record for effective portfolio risk management and business development outcomes.
- Demonstrated leadership capabilities.
- Successful completion of CMS Compass Program or equivalent knowledge and experience – required.
- In-depth knowledge of business banking products, lending processes and loan documentation, and supporting policies, procedures, and technologies.
- In-depth experience with customer sales and service.
- Deep knowledge and technical proficiency gained through extensive education and business experience.

Salary
$74,000.00 - $138,000.00

The above represents BMO Financial Group’s pay range and type.
Salaries will vary based on factors such as location, skills, experience, education, and qualifications for the role, and may include a commission structure. Salaries for part-time roles will be pro-rated based on number of hours regularly worked. For commission roles, the salary listed above represents BMO Financial Group’s expected target for the first year in this position.
