Job Description

Salary range: $200,000 - $235,000 annually, plus potential bonus.

The Vice President of Facilities is responsible for the strategic planning and oversight of Holland Residential’s redevelopment, maintenance, and capital improvement operations, driving operational excellence and the execution of Holland’s long-term asset preservation strategies. This role partners cross-functionally and is responsible for optimizing asset value, enhancing efficiency, and ensuring building systems, maintenance practices, and reinvestment initiatives are in alignment with Holland Partner Group’s Core Values.

ESSENTIAL JOB FUNCTIONS

  • Lead, mentor, and develop a high-performing Facilities team.
  • Align facilities strategy and processes with broader organizational goals, supporting portfolio growth, acquisitions, and operational scalability.
  • Direct and develop long-term capital planning, forecasting, and asset management strategies, including the evaluation and prioritization of deferred maintenance and future infrastructure needs.
  • Establish standardized systems, processes, and operating procedures to drive consistency, efficiency, and collaboration across the portfolio, holding teams accountable for consistent execution and operational excellence.
  • Oversee all phases of redevelopment and capital project delivery, including end-to-end project planning and ensuring projects are completed on time, within budget, and aligned with company initiatives.
  • Drive the development and execution of comprehensive preventative maintenance programs, implementing and continuously refining standards for maintenance, safety, cleanliness, quality assurance, and service response times based on company needs and regulatory requirements.
  • Collaborate with the Business Analytics leadership to establish and monitor all service KPI’s for dashboard reporting of all service activities.
  • Monitor operational and project performance through data-driven reporting, proactively identifying risks, improving processes, and reducing long-term costs.
  • Partner with internal and external stakeholders to scope, sequence, and deliver redevelopment initiatives that enhance asset value and support NOI (Net Operating Income) growth.
  • Review and make recommendations on the performance effectiveness and cost comparisons of in-house work compared to vendor turn work, including process and standards.
  • Act as a strategic advisor on facilities and capital strategy, delivering clear, data-driven insights to executive leadership.
  • Provide technical expertise and leadership in resolving complex building system and/or operational challenges, ensuring compliance with all regulatory requirements, safety standards, and industry best practices.
  • Ensure compliance with all building codes and regulatory requirements, proactively mitigating risk and anticipating evolving industry standards.
  • Establish and monitor robust and consistent inventory controls as well as program policies across the portfolio.
  • Manage strategic vendor partnerships, including contract negotiation, scope alignment, and performance management.
  • Conduct service review forums with all maintenance employees and vendors to obtain feedback for “Best in Class” operations processes.
  • Review and approve bids, scopes, and contracts for capital projects and interior renovations to ensure cost control and scope accuracy.
  • Oversee the development and implementation of targeted training and continuous learning strategies that strengthen proficiency and operational excellence.
  • Physically inspect properties on a regular schedule, documenting service performance and physical condition, and monitoring quality control of vendor jobs.
  • Provide support and guidance in due diligence of new property acquisitions.
  • Represent Holland Partner Group in a professional manner at all times.
  • Perform all other duties as directed and assist the overall team effort.

JOB REQUIREMENTS

Education High School Diploma or equivalent is required. Bachelor’s degree in architecture, construction management, engineering, facilities management, or related field preferred. Certified Facility Manager (CFM), Facilities Management Professional (FMP), Project Management Professional (PMP), or equivalent preferred.

Experience Ten (10) years of progressively responsible experience in building maintenance, facilities management, capital project delivery, construction project management, and/or renovations required, with experience in property management maintenance strongly preferred. Previous experience in a strategic leadership role in the multifamily industry strongly preferred.

Knowledge, Skills and Abilities Required:

  • Deep knowledge of federal, state, and local regulations, with ability to ensure compliance across facilities operations.
  • Ability to build, scale, and optimize facilities systems, processes, and teams within a complex, multi-site environment.
  • Strong technical expertise in building systems, including HVAC, plumbing, electrical, and preventative maintenance practices.
  • Ability to think strategically and translate organizational objectives into actionable facilities and capital project plans.
  • Demonstrated success managing multiple, concurrent projects in fast-paced environments.
  • Ability to read and interpret contract and construction documents.
  • Demonstrated ability to negotiate with vendors and suppliers.
  • Ability to lead and motivate teams, build credibility, and collaborate across all levels of the organization.
  • Strong critical thinking, decision-making, and prioritization skills, with the ability to manage competing demands and timelines.
  • High attention to detail with the ability to execute accurately in complex operational settings.
  • Excellent verbal and written communication skills, with ability to convey data-driven insights clearly.
  • Proficiency in Microsoft Office 365 required. Experience with Yardi or similar property management systems preferred.

Attendance This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.

This position also requires:

  • Travel and overnight stays.
  • Ability to lift or move up to fifty (50) pounds.
  • Ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit.
  • Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
  • Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Fluency in English both verbally and non-verbally.
