Job Description
Role Purpose
The Vice President, Leasing & Tenant Engagement is responsible for maximizing occupancy, rental income, and long-term value of UOB-owned commercial spaces and divestment of non-core properties.
The role supports leasing strategy, tenant acquisition, lease negotiations, tenant retention, and engagement initiatives to deliver sustainable commercial outcomes while enhancing tenant satisfaction and positioning UOB Plaza as a premier business destination.
The incumbent will serve as the primary relationship lead for tenants, prospective occupiers, leasing agents, and internal stakeholders, ensuring high occupancy levels, strong tenant loyalty, and a vibrant tenant community.
Key Responsibilities
Leasing Strategy & Commercial Performance
- Develop and execute leasing strategies to maximize occupancy and rental performance across UOB-owned spaces including UOB Plaza 1 and UOB Plaza 2.
- Identify and pursue leasing opportunities through proactive engagement with prospective tenants, brokers, and corporate occupiers.
- Lead lease negotiations, renewals, expansions, relocations, and terminations to achieve optimal commercial outcomes.
- Drive leasing pipeline management and track occupancy performance against agreed targets.
- Conduct market intelligence, rental benchmarking, and competitor analysis to ensure competitive positioning within the CBD office market.
- Prepare leasing proposals, business cases, and financial analyses for management approval.
- Recommend pricing, lease structures, incentives, and commercial terms to enhance leasing competitiveness and profitability.
- Develop strategies to increase asset attractiveness and marketability.
Tenant Relationship Management
- Serve as the primary relationship manager for all tenants occupying UOB-owned spaces.
- Establish and maintain strong relationships with key tenant decision-makers and senior representatives.
- Conduct regular tenant engagement sessions to understand business needs, future growth requirements, and workplace expectations.
- Develop tenant retention programs aimed at improving lease renewal rates and long-term occupancy.
- Act as the escalation point for strategic tenant matters and commercial discussions.
- Partner with internal stakeholders to address tenant concerns and enhance overall tenant experience.
Occupancy & Retention Management
- Drive portfolio occupancy performance through proactive lease renewals and retention strategies.
- Identify at-risk tenants and establish engagement plans to improve renewal outcomes.
- Monitor lease expiry profiles and develop forward-looking leasing plans to minimize vacancy risks.
- Maintain strong visibility of market demand, tenant movement trends, and emerging sector opportunities.
- Develop strategic attraction plans targeting high-quality tenants aligned with the prestige of UOB Plaza.
Stakeholder Management
- Build strong partnerships with property consultants, leasing agencies, brokers, and occupier representatives.
- Collaborate closely with Legal, Finance, Facilities Management, Procurement, Marketing, and Corporate Communications teams to support leasing and tenant engagement objectives.
- Present leasing performance, occupancy trends, tenant insights, and strategic recommendations to senior management.
- Represent UOB in leasing discussions, industry engagements, and tenant relationship forums.
Portfolio Reporting & Governance
- Monitor key leasing metrics including occupancy rates, lease renewals, rental income, tenant retention, and leasing pipeline performance.
- Develop regular management reporting and portfolio dashboards.
- Ensure lease administration activities comply with internal governance requirements and approval frameworks.
- Maintain accurate tenant data, lease records, and occupancy information.
Tenant Engagement & Community Building
- Develop and implement a structured tenant engagement strategy for UOB (as appropriate).
- Foster a strong tenant community through networking events, wellness programs, business engagement activities, and tenant appreciation initiatives.
- Identify opportunities to create value-added experiences for tenants beyond the physical workspace.
- Gather tenant feedback through surveys, focus groups, and regular engagement sessions.
- Monitor tenant satisfaction levels and implement continuous improvement initiatives.
- Promote UOB Plaza as a preferred workplace destination through meaningful tenant-centric programs and activities.
- Collaborate with internal business units to explore opportunities for banking, wealth, sustainability, and business networking engagements with tenants.
Leadership Responsibilities
- Lead and develop leasing and tenant engagement teams.
- Establish a customer-centric culture focused on service excellence and relationship management.
- Drive collaboration across multiple stakeholder groups to deliver superior tenant outcomes.
- Build organizational capability in leasing, customer experience, and tenant relationship management.
Qualifications & Experience
- Degree in Real Estate, Estate Management, Business Administration, Marketing, Finance, or a related discipline.
- Minimum 12-15 years of experience in commercial leasing, asset management, landlord representation, tenant relations, or corporate real estate.
- Proven track record in leasing Grade A office developments and managing key tenant relationships.
- Strong commercial negotiation skills with demonstrated success in occupancy growth and tenant retention.
- Experience engaging senior corporate decision-makers and C-suite stakeholders.
- Strong knowledge of Singapore office leasing market dynamics and tenant expectations within premium commercial developments.
