About BlackRock APAC Real Estate:

BlackRock APAC Real Estate is one of the investment businesses within BlackRock Private Markets. The team manages equity real estate investments in Asia-Pacific on behalf of institutional clients, primarily in comingled closed-end value funds through the Asia Property Fund series. Our extensive experience encompasses all major property types, including office, industrial, retail, residential, and hospitality.

The APAC Real Estate team consists of 29 investment professionals located in five offices across the region providing a uniquely local real estate team, within a global asset manager. The fund CEO/CIO is based in Sydney, Australia, and the portfolio management team sits in Hong Kong. It is supported by numerous dedicated business partners including Legal, Compliance, Tax, Finance, Operations, ESG and Investor Relations as well as Real Estate Product Strategy and Research. The team has been investing in APAC real estate since 1999 and has undertaken more than 60 investments in the region. The team has been managing its sixth value-add flagship fund, a closed-ended direct equity investment fund , targeting investments in the primary countries of Japan, Australia, Singapore, and New Zealand.

The role will require strong technical fundamentals of real estate debt and investment management with an eagerness to develop these further over time and engagement with a variety of stakeholders both internal and external. The successful candidate will be a collaborative team player who is eager to contribute proactively to a growing and dynamic platform with a strong track record of success. The candidate should also have demonstrated experience in real estate financing and capital structuring across key APAC markets, including Australia, Japan, Singapore, and New Zealand. Experience with fund subscription line financing would be highly advantageous.

Key Responsibilities:

Financing

  • Lead the arrangement and negotiation of borrowings from lenders for all regional real estate acquisitions and refinancings.
  • Support the asset management team in monitoring loan performance, including interest settlements, covenant compliance, waiver requests and amendments to loan terms or operational structures.
  • Coordinate with internal and external stakeholders (lenders, legal, asset management teams) to ensure timely loan closings, drawdowns, extensions or refinancings.
  • Build and maintain relationships with key regional lenders

Subscription Line Management

  • Establish, negotiate and maintain fund‑level subscription credit facilities.
  • Lead response to lender queries, deliver compliance certificates and investor information as and when required.
  • Manage facility utilisation, drawdown requests and repayment schedules to optimise fund liquidity and cost efficiency.

Fundraising Support

  • Assist fundraising efforts by preparing responses to lender sourcing questions and treasury‑related DDQ sections.
  • Provide prospective investors with clear explanations of financing strategy, hedging approach, subline usage and liquidity management.

Portfolio Monitoring & Market Response

  • Track macroeconomic conditions, interest rate environments and bank lending markets across APAC and communicate to senior regional leadership.
  • Formulate strategy in response to market conditions, refinancing opportunities, lender appetite and pricing dynamics and advise courses of action to senior regional leadership.
  • Provide internal market insights to support the Portfolio Manager in formulation of the Funds’ investment strategy

Hedging (FX & Interest Rate)

  • Formulate hedging strategies for FX and interest rate exposures at both Fund and asset levels.
  • Execute hedge transactions, to include swaps, forwards and options, in accordance with fund risk policies.
  • Monitor hedging effectiveness, valuation, margin calls and counterparty exposures, and prepare periodic hedging performance and risk reports.
  • Manage the lifecycle of hedging instruments, including resets, rollovers and unwind decisions.
  • Support the onboarding of new hedge counterparties under ISDA documentation and maintain ongoing counterparty relationships.

Reporting

  • Support Fund reporting by preparing and validating all treasury‑related data, including debt schedules, hedging summaries and liquidity analysis.
  • Respond promptly to internal and external requests, including investor reporting, fund audit queries and DDQs.
  • Ensure accuracy and completeness of treasury inputs to quarterly and annual fund reports.

Skills /Experience

  • 6–10 years of direct real estate investment management experience with a leading private equity real estate fund manager or a similar institution.
  • Demonstrated experience in real estate financing and capital structuring across key APAC markets, including Australia, Japan, Singapore, and New Zealand. Experience with fund subscription line financing is highly desirable.
  • Exposure to value-add real estate investment strategies, with a strong understanding of portfolio management, financing, and investment management disciplines.
  • Proven track record in private equity value-add real estate investing is strongly preferred.
  • Strong financial and commercial acumen backed by robust modelling skills
  • Excellent interpersonal and people management skills, with the ability to work effectively in a collaborative team environment.
  • Proficiency in Excel, PowerPoint, and Word, with strong quantitative, strategic thinking, and decision-making capabilities.
  • Strong written and verbal communication; detail oriented.
  • Ability to operate effectively in a dynamic, high-pressure environment, make sound commercial decisions, and successfully lead projects, investments, or cross-functional teams.
