Job Description

The Vertical Transportation Special Projects Manager provides friendly, courteous Family-Style Service to guests while providing technical and management leadership for teams delivering elevator/escalator maintenance and consulting services. They display a strong commitment to customer service through the delivery of our service standards, safety procedures and standard operating procedures. The Vertical Transportation Special Projects Managers duties include overseeing, as an owner’s representative, the maintenance/modernization/installation/improvements of elevators/escalators/moving walkways, acting as a liaison between providers/contractors/consultants and the property to ensure projects are delivered on time and within budget. This role will also oversee our vertical transportation maintenance agreement to ensure all requirements are being met including timely annual testing, 3rd party inspections, escalator clean-downs, preventative maintenance and repairs. This role will not be performing any direct work on vertical transportation equipment but instead will be over seeing schedules, developing modernization priorities, managing budgets and project managing elevator/escalator modernizations, including work by others. Attention to detail, efficiency, and a commitment to providing an excellent guest experience are key aspects of this role.

Beyond day‑to‑day vertical transportation oversight, this role is also responsible for coordinating and managing special projects, developing project scopes, managing timelines, monitoring contractor performance, and ensuring compliance with all applicable codes and safety requirements. They analyze project risks, prepare progress reports, and support strategic planning for long‑term vertical transportation improvements as well as special facilities projects.

Technical Operations

  • Oversee the performance of routine maintenance and urgent repair work in alignment with established engineering standards and all applicable health and safety regulations. Work to be performed by contracted maintenance providers and/or licensed third parties.
  • Determine vertical transportation deficiencies, including poor ride quality and aesthetic upgrades.
  • Oversee the full vertical transportation project lifecycle, including bidding, contract development, and construction administration for elevator and escalator upgrades and modernization.
  • Coordinate cross-functional teams and supervise contractor performance to ensure quality and compliance
  • Lead onsite activities such as surveys, inspections, testing, and equipment evaluations
  • Manage budgets, resources, and billing associated with vertical transportation operations and projects
  • Prepare detailed reports on equipment condition, maintenance progress, and outstanding deficiencies
  • Monitor the effectiveness of servicing and maintenance activities and identify opportunities for improvement
  • Maintain accurate and complete records of all maintenance, inspections, and testing
  • Prioritize the repair and replacement of fixtures, including operational panels, hall stations, and related components
  • Plan, schedule, and track project milestones to ensure timely delivery of vertical transportation initiatives
  • Identify project risks and develop mitigation strategies to maintain scope, budget, and schedule integrity
  • Coordinate stakeholder communication, providing clear updates on progress, issues, and required decisions
  • Manage procurement activities, including vendor selection, proposal review, and equipment delivery logistics
  • Lead project close‑out processes, ensuring documentation accuracy, final inspections, and resolution of outstanding items
  • Respond to and complete Maximo work orders in a timely and accurate manner
  • Provide technical support for events as required
  • Project manage special projects that may involve non-vertical transportation equipment including developing scopes, bidding, overseeing contractors, managing budgets and timelines, completing project close-outs, coordinating trades and communicating with key stakeholders.
