Our client, an established and reputable vertically integrated firm that owns and operates premium assets globally, are looking for a Unit Turnover / Maintenance Technician to join their team for an award-winning multifamily property in Calgary. This individual will be dependable and hands-on to support the upkeep and readiness of a residential community. This role is responsible for preparing vacant suites for occupancy, ensuring all units meet established quality standards prior to resident move-in. The successful candidate will perform a variety of maintenance, repair, cleaning, and property support functions while contributing to a safe, well-maintained environment for residents and staff.

Reporting to the Maintenance leadership team, this individual will take pride in delivering quality workmanship, maintaining attention to detail, and supporting overall property operations.

Key Responsibilities:

  • Complete suite turnover activities to ensure vacant units are prepared and ready for new resident occupancy.
  • Inspect apartments thoroughly and perform repairs, touch-ups, and improvements as required to meet community standards.
  • Repair or replace damaged drywall, wall surfaces, trim, and other interior finishes.
  • Inspect and maintain caulking and sealing around sinks, tubs, showers, windows, and other fixtures to prevent water intrusion and maintain appearance.
  • Perform painting, patching, and cosmetic repairs within suites and common areas.
  • Verify all completed work meets quality expectations prior to occupancy
  • Assist with maintaining common areas, grounds, amenities, and shared building spaces.
  • Perform general cleaning duties including pressure washing, debris removal, waste collection, and other assigned tasks.
  • Clean, maintain, and paint equipment and property fixtures as needed.
  • Support preventative maintenance initiatives and general property upkeep activities.
  • Follow established safety procedures when working with mechanical, electrical, and maintenance equipment.
  • Immediately report accidents, injuries, hazardous conditions, or safety concerns to the appropriate supervisor.
  • Properly operate, maintain, and store hand tools, power tools, testing equipment, and safety devices.
  • Ensure safety information, procedures, and compliance requirements remain current and accessible.
  • Stay informed of applicable safety regulations and property operating standards.
  • Collaborate with maintenance team members to prioritize and complete work assignments efficiently.
  • Respond professionally to maintenance-related inquiries and concerns from residents and staff.
  • Assist in evaluating repair options and identifying cost-effective solutions whenever practical.
  • Recommend process improvements that enhance productivity, service quality, and operational efficiency.
  • Utilize maintenance management software and work order systems to track and document completed tasks.
  • Complete all required training and development programs within established timelines.
  • Follow company policies, procedures, and property-specific operating guidelines.

Key Qualifications:

  • Previous experience in residential maintenance, building operations, construction, or a related trade environment preferred.
  • Ability to identify maintenance issues and complete repairs involving building systems, fixtures, and finishes.
  • Strong customer service and communication skills with a professional approach to resident interactions.
  • Excellent organizational and time management abilities.
  • Basic computer proficiency and the ability to utilize work order management systems.
  • Comfortable performing basic mathematical calculations related to maintenance tasks.
  • Ability to lift and carry materials weighing 25 pounds or more.
  • Capable of frequent walking, standing, bending, kneeling, squatting, climbing, and reaching.
  • Ability to work in confined spaces, access rooftops, and navigate ladders and stairways safely.
  • Ability to use visual, auditory, and sensory awareness to identify maintenance and safety concerns.
  • Work is performed primarily indoors with occasional outdoor responsibilities.
  • Flexibility to work varying schedules, including evenings, weekends, holidays, and overtime as operational requirements dictate.

Compensation:

The successful candidate will receive an annual base salary c. $50,000, overtime eligibility, bonus opportunities, benefits package, RRSP matching and contributions, growth potential with a well-regarded company, and the opportunity for flexible hours/on-call schedule.
