Job Description

Turn Specialist

John Boner Neighborhood Centers (JBNC) – Indianapolis, IN

About JBNC

At John Boner Neighborhood Centers, we work alongside our neighbors on Indianapolis’s Near Eastside to build a thriving, connected community. Our housing team plays a key role in providing safe, welcoming homes that support stability and opportunity for individuals and families.

The Turn Specialist plays a vital role in preparing vacant housing units for new residents. This hands-on position focuses on unit turnover — cleaning, repairing, painting, and ensuring apartments are move-in ready. If you enjoy practical work, take pride in quality results, and want your work to make a real community impact, this role may be a great fit.

What You’ll Do

  • Prepare vacant apartments for new residents by cleaning, repairing, and refreshing units after move-out.
  • Patch drywall, paint walls, replace flooring sections, and complete cosmetic upgrades.
  • Repair or replace doors, locks, cabinetry, and hardware as needed.
  • Test and maintain appliances, plumbing, electrical, and HVAC systems to ensure proper function.
  • Perform quality-control inspections to ensure units meet JBNC and housing quality standards.
  • Document completed work and meet assigned turnaround timelines to minimize vacancy.
  • Collaborate with Maintenance Technicians and Property Managers on larger or specialized repairs.
  • Assist with emergency maintenance and other property support tasks when needed.
  • Travel regularly between JBNC properties using organization vehicles.

Required Qualifications

  • High school diploma or equivalent experience.
  • At least 1 year of experience in residential maintenance, facilities, or unit turnover work.
  • Working knowledge of basic carpentry, plumbing, electrical, painting, and appliance repair.
  • Valid driver’s license and ability to travel between properties.
  • Ability to lift up to 50 lbs and perform physical work including bending, climbing, and standing for extended periods.
  • Strong communication skills and ability to work independently and as part of a team.
  • Flexibility to work evenings, weekends, holidays, or emergency calls as needed.

Preferred Qualifications

  • Technical or trade certification.
  • Experience working in affordable housing or nonprofit environments.

Work Environment & Schedule

Full-time, non-exempt position. Based at John Boner Neighborhood Centers with approximately 80% travel to area properties. On-site, hands-on role with varying schedules depending on maintenance needs.

Note: Turn Specialists are expected to share a rotating on call schedule alongside JBNC’s Maintenance Technicians to be able to address urgent maintenance needs outside of JBNC’s typical work hours, including weekends and holidays as needed.

Compensation & Benefits

  • Medical, dental, and vision insurance
  • Life insurance at no cost to employees
  • Telehealth and mental health services
  • 401(k) with employer match
  • Paid time off and holidays, including a full week off at year end
  • Professional development opportunities
  • Access to Fitness Zone membership and employee engagement initiatives

Employment is contingent upon successful completion of a background check, in accordance with applicable laws.

About John Boner Neighborhood Centers

Our work falls into five focus areas, with multiple activities within each focus area.

1. Financial Success: JBNC supports neighbors in achieving financial well-being. Through education, coaching services, and career development, neighbors increase capacity to create, build, and pass down long-term wealth.
