Job Summary:

The Title Specialist is responsible for managing and completing all manufactured home sale and purchase title transactions in a timely manner. This jobholder will also support the Title & Registration Supervisor in performing the day-to-day operations for a portfolio of manufactured home communities by researching, tracking, and submitting annual registrations for all homes.

What You'll Do

• Manages all manufactured home titles and vehicle Manufacturer’s Certificate(s) of Origin (MCO) and coordinates all incoming and outgoing title transfers with a third party or the appropriate state.
• Keeps all physical titles organized and updates BackOffice tracking program when the titles arrive and are sent out, as well as initiating all title corrections, as needed.
• Obtains necessary paperwork from community staff for home title transfers that the Company comes into possession of manufactured homes.
• Works with the Transactions team to obtain the appropriate sales information for transferring titles out of Company dealer names and submits transfers through our third-party title vendor.
• Maintains supporting title documentation in BackOffice and ensures that the information entered is accurate.
• Pulls weekly reports for missing titles and follows up with communities or manufactures as needed.
• Manages and tracks all manufactured home personal property taxes and registrations based on state and county requirements.
• Reviews tax bills to ensure it is the Company’s responsibility to pay, codes for payment, and submits to Accounts Payable for processing.
• Updates each manufactured home record in BackOffice with the annual/semi-annual tax information, due date, amount due, taxing authority, etc.
• Research outstanding tax bills coming due that have not been received and acquires copies from taxing authorities to submit for payment.
• Records registration decal numbers once they have been received, uploads a scan of the registration cards, and sends the decals to the community.
• Assists with tax and registration audits when performing due diligence on a community acquisition.

What We're Looking For

• Must be proficient in all Microsoft Office applications as well as applications related to the specific position.
• Excellent data gathering and analyses skills.
• Self-motivated and organized with a meticulous attention to detail.
• The ability to be on-site and work on a regular, consistent basis (overtime may be required).
