The Territory Portfolio Manager reports to the Territory Vice President and is responsible for driving portfolio growth (Conversions, Portfolio Protection, Recoveries, Price Adjustments, and Schindler Ahead) while ensuring compliance with sales management policies. Key duties include oversight of sales meetings, proposal volume, hit rates, pricing, customer satisfaction, and closing performance gaps. The Territory Portfolio Manager will also be responsible for all associated Key Performance Indicators defined for Repair sales.
This role facilitates Territory and Corporate portfolio growth initiatives and supports recruiting, onboarding, training, sales planning, campaigns, and performance management. This position also fosters strong relationships with customers, consultants, and internal stakeholders.
By providing consistent sales management across a territory, the Territory Portfolio Manager improves execution, accountability, forecasting, and alignment with Schindler’s values, strategies, and priorities. This position strengthens sales team development, supports local teams, optimizes resources, and drives measurable results.
Key Responsibilities
Grow the portfolio within the territory by supporting and administering Service Sales priorities, standard processes, promoting service products and services, and leveraging Schindler’s points of differentiation. Responsibilities will include, but are not limited to, attending critical customer meetings, engaging necessary resources, and ensuring compliance to Schindler policies and best demonstrated practices
Ensure that General Managers, Branch Managers, or Service Sales Managers are leading consistent and effective meetings with their Service Sales teams. Meetings should adhere to a standard format, focus on leading and lagging performance indicators, drive accountability, and promote a positive customer experience. Ensure that Service Sales teams are properly supported and receive necessary training
Partner with departments, particularly the Service Business Line, to facilitate and administer key initiatives and processes throughout the Territory. This may require the Territory Portfolio Manager to be involved in decision making, processing, reporting, and communications
Develop key relationships with internal (ex. Service Business Line, Strategic Accounts, BSC, etc.) and external stakeholders to establish Schindler as a preferred service provider, promoting key points of differentiation to achieve defined business objectives.
The Territory Portfolio Manager shall be a Subject Matter Expert on the systems, processes, and reports that support Service Sales. They will provide internal stakeholders with supplemental reporting and additional resources needed to identify opportunities and achieve business objectives.
This position can be seated anywhere in the territory.
Qualifications:
Bachelor’s degree required
5+ years of sales experience required
Strong presentation, written and verbal communication skills
Self-motivated with excellent time management and organizational skills
Prior people leadership experience preferred
Elevator industry preferred
