Job Description

The Tenant Fit-Out Coordinator will be responsible for the planning, coordination, monitoring, and delivery of tenant fit-out works across B1 and B2 blocks of SkyParks Business Centre II. The role will act as the primary point of coordination between tenants, consultants, contractors, subcontractors, and the landlord’s project team to ensure that all fit-out activities are executed safely, efficiently, and in accordance with approved designs, technical standards, and project timelines.

In addition, the successful candidate will oversee all finishes trades within the development, ensuring high-quality workmanship, compliance with specifications, and successful completion of all finishing works.

Main Responsibilities

  • Review tenant fit-out proposals and ensure compliance with building standards, technical requirements, and landlord guidelines.
  • Manage the submittals process of the proposed works by Tenants for the subsequent approval by the Landlord or his technical representatives including the implementation of any requested changes or otherwise to the proposed.
  • Liaise with tenants, designers, consultants, contractors, and service providers throughout the fit-out process.
  • Monitor fit-out programmes and ensure works are progressing in line with agreed milestones.
  • Facilitate approvals, inspections, permits, and access requirements related to tenant works.
  • Identify and resolve any issues between tenant fit-outs and base building works ensuring that any agreed technical requirements/provisions between Landlord and Tenant are respected
  • Maintain accurate records of approvals, progress reports, site inspections, and handover documentation.
  • Attend coordination meetings and provide regular updates to project management.

Finishes Management

  • Coordinate and supervise all finishing trades including flooring, ceilings, partitions, painting, wall finishes, decorative elements, and related works.
  • Monitor quality of workmanship and ensure compliance with project specifications and approved samples.
  • Conduct inspections and snagging exercises across the finishes process.
  • Coordinate subcontractors to ensure efficient sequencing of finishing activities.
  • Manage the rectification process for defects and handover processes.
  • Ensure finishing works are delivered in accordance with the programme and in line with quality requirements.

Health, Safety & Compliance

  • Ensure all fit-out and finishing activities comply with health and safety regulations and site procedures.
  • Monitor contractor compliance with permit-to-work systems and site rules.
  • Support site safety inspections and corrective action implementation.
  • Ensure all works comply with applicable statutory requirements, building regulations, and project standards.

Reporting & Documentation

  • Prepare progress reports and status updates for management as required.
  • Maintain fit-out trackers, inspection records, snagging logs, and handover documentation.
  • Assist with preparation of project schedules and coordination plans.
  • Support final handover and occupancy processes.

Requirements

Qualifications & Experience

  • Diploma in Construction Management, Building Services, Civil Engineering, Architecture, Quantity Surveying, or a related field will be advantageous in this position.
  • Minimum 3 years’ experience in construction, fit-out coordination, project coordination, or site supervision.
  • Experience in commercial office developments and tenant fit-out projects is highly desirable.
  • Strong understanding of finishing trades, construction sequencing, and quality control procedures.
  • Knowledge of health and safety requirements applicable to construction sites.
