维修主管岗位职责与任职要求
一、岗位职责
1. 负责维修团队的日常管理、任务分配,合理调度维修人员,确保维修需求快速响应、高效处理。
2. 组织维修人员开展专业技能培训、安全操作培训及岗位职责培训,监督维修人员工作纪律、服务规范及操作流程,及时处理工作中的问题与纠纷,提升维修服务质量。
3. 负责维修物资、配件、工具的采购申请、日常管理,合理控制采购成本,避免物资积压与浪费。
4. 严格落实安全生产管理制度,监督维修人员规范操作,做好维修现场安全防护,杜绝安全事故发生。
5. 负责园区维修相关安全隐患排查与整改,定期开展安全自查,及时上报并处理重大安全问题。
6. 整理维修工作记录、巡检报告、维修工单、项目资料、培训记录等各类文件,建立完善档案,做到资料完整、可追溯。
7. 每月汇报维修运维工作进展、设施设备运行状况、团队工作情况及存在问题,提出合理化改进建议。
二、任职要求
1. 中专及以上学历,机电维修、暖通工程、土木工程、物业管理等相关专业优先。
2. 持有电工证、暖通维修、特种设备操作等相关职业资格证书,具备全面的综合维修专业知识与实操能力。
3. 5年及以上办公园区、写字楼、商业综合体综合维修工作经验,2年及以上维修团队管理经验。
4. 熟练使用办公软件,具备维修台账、档案整理及基础成本核算能力。
5. 具备较强的安全意识,严格遵守安全操作规范,重视安全生产与隐患防控。工作积主动,具备良好的抗压能力和团队协作精神。
