Technical Services is a site-based operational role responsible for managing daily technical operations including mechanical, electrical, plumbing, and fire safety systems. This position ensures reliable performance of building infrastructure through preventive maintenance execution, breakdown management, and technical support coordination. The role requires hands-on technical expertise and the ability to supervise technicians and coordinate with specialized contractors.
Technical Operations Management
Oversee daily operations of all MEP systems including HVAC, electrical, plumbing, fire safety, and building automation systems. Monitor system performance through building management systems (BMS) and conduct regular equipment checks. Ensure optimal functioning of air conditioning systems, chillers, cooling towers, AHUs, FCUs, and ventilation equipment. Manage electrical systems including distribution panels, DG sets, UPS systems, transformers, and lighting. Oversee plumbing infrastructure, water supply systems, drainage, water treatment plants, and pumps. Maintain fire safety systems including fire detection, sprinkler systems, fire extinguishers, and emergency lighting.
Preventive Maintenance Execution
Execute planned preventive maintenance (PPM) schedules for all technical equipment as per maintenance calendars. Perform routine checks, lubrication, filter replacements, belt adjustments, and equipment servicing. Maintain equipment maintenance logs recording all service activities, readings, and observations. Ensure manufacturer-recommended maintenance procedures are followed. Coordinate specialized maintenance activities with OEM engineers and external technicians. Track maintenance completion rates and escalate delays or issues to technical leads.
Breakdown Management and Troubleshooting
Respond promptly to equipment breakdowns, technical alarms, and emergency situations. Diagnose technical faults using systematic troubleshooting methods. Perform repairs within competency level or coordinate with specialized technicians for complex issues. Minimize downtime through rapid response and effective problem resolution. Maintain breakdown logs documenting failures, root causes, and corrective actions taken. Identify recurring issues and recommend permanent solutions.
Technical Team Coordination
Supervise technicians, MEP staff, and shift engineers in executing daily technical activities. Assign work orders, coordinate tasks, and ensure proper work allocation. Provide technical guidance and on-the-job training to junior technicians. Monitor technician performance and adherence to safety procedures. Coordinate shift handovers ensuring continuity of operations and communication of pending issues.
Energy and Utilities Management
Monitor energy consumption of HVAC, lighting, and electrical systems. Implement energy-saving measures including optimized equipment run-hours and load management. Track utility meters and report consumption patterns. Support energy efficiency initiatives and sustainability programs. Monitor power quality, voltage levels, and power factor corrections.
Building Automation Systems (BMS)
Monitor and operate BMS platforms to control HVAC systems, lighting, and integrated building systems. Respond to BMS alarms and adjust system parameters as required. Generate reports from BMS for equipment performance analysis. Coordinate with BMS vendors for system troubleshooting and programming changes.
Safety and Compliance
Ensure technical operations comply with electrical safety regulations, fire safety codes, and building standards. Implement safe work practices including lockout-tagout (LOTO), electrical safety protocols, and hot work permits. Conduct safety inspections of technical installations and identify hazards. Maintain statutory compliance documentation including lift permits, DG permits, fire equipment certificates, and electrical inspections. Coordinate statutory inspections with regulatory authorities and contractors.
Contractor and Vendor Coordination
Coordinate with external contractors, OEM engineers, and specialized service providers for maintenance and repairs. Supervise contractor work ensuring quality, safety compliance, and adherence to specifications. Verify completed work and certify contractor invoices for payment processing. Maintain communication with AMC/CMC vendors for scheduled services. Escalate vendor performance issues to facility management.
Spare Parts and Inventory Management
Maintain inventory of critical spare parts, consumables, and technical supplies. Track spare parts usage and coordinate procurement of replacement items. Ensure proper storage and organization of technical stores. Identify requirements for spare parts replenishment to avoid delays in repairs.
Documentation and Reporting
Maintain comprehensive records including maintenance logs, equipment history, breakdown reports, and inspection checklists. Record equipment parameters, meter readings, and system performance data. Prepare daily technical reports documenting activities, issues, and pending tasks. Use Computerized Maintenance Management Systems (CMMS) for work order management and reporting. Update technical drawings and equipment manuals with as-built conditions.
Emergency Response
Respond to after-hours technical emergencies including power failures, water leaks, HVAC failures, and fire alarm activations. Implement emergency procedures calmly and effectively. Coordinate with security and facility management during emergency situations. Maintain emergency contact lists and escalation protocols.
Essential
Minimum 4-6 years hands-on experience in technical facilities maintenance covering HVAC, electrical, and plumbing systems. Practical experience operating and maintaining air conditioning systems, chillers, electrical panels, DG sets, and pumps. Proven troubleshooting skills with ability to diagnose and repair equipment faults. Experience supervising technicians and coordinating technical activities. ITI/Diploma in Mechanical, Electrical, or Electronics Engineering from recognized institution.
Technical Competencies
Strong knowledge of HVAC systems including chillers, AHUs, FCUs, VRF systems, split ACs, and refrigeration principles. Working knowledge of electrical systems including distribution panels, circuit breakers, contactors, MCBs, RCCBs, DG sets, and UPS systems. Understanding of plumbing systems, water pumps, drainage, water treatment, and sanitary installations. Familiarity with fire safety systems including fire pumps, sprinklers, fire detection panels, and extinguishers. Ability to read and interpret technical drawings, electrical schematics, and equipment manuals. Basic knowledge of BMS platforms and equipment control systems. Competency in using multimeters, clamp meters, infrared thermometers, and basic technical tools.
Certifications (Preferred)
Technical certifications in HVAC, electrical, or refrigeration. Electrical safety certifications and competency certificates. Working at heights, confined space entry, and first aid certifications. BMS operation and equipment-specific training from vendors.

This position reports to the Assistant Manager – Lead Technical, Facility Manager, or Campus Lead and works collaboratively with soft services teams, security, and vendor partners.
