The Building Manager is responsible for ensuring the reliability, safety, functionality, and operational readiness of all Meratus buildings and supporting facilities, including workshops, warehouses, terminals, and depots. The role oversees preventive and corrective maintenance, repair projects, facility inspections, contractor management, and compliance with safety and regulatory standards to support uninterrupted business operations across Meratus facilities.

Key Responsibilities

Building Maintenance & Repair

  • Plan, organize, and monitor preventive and corrective maintenance activities for workshops, warehouses, terminals, and depots
  • Ensure all building structures, roofing, flooring, drainage, doors, loading areas, offices, utilities, and supporting facilities are maintained in good condition.
  • Respond promptly to building breakdowns, damage, and emergency repair requirements.
  • Develop annual maintenance plans and prioritize repair activities based on operational criticality.

Facility Operations

  • Coordinate maintenance shutdowns or repair works with branch operations, terminal operations, workshop, and depot management.
  • Monitor the condition and functionality of lighting, plumbing, sanitation, drainage, firefighting systems, and other building infrastructure.

Project & Contractor Management

  • Manage minor renovation and refurbishment projects for operational facilities.
  • Prepare scope of work, cost estimates, and technical specifications for maintenance and repair works.
  • Evaluate, appoint, and supervise contractors and vendors to ensure quality, safety, timeline, and cost compliance.
  • Verify work completion and approve contractor performance reports and invoices.

Safety, Compliance & Risk Control

  • Ensure all facilities comply with applicable building regulations, environmental requirements, and occupational health & safety (HSE) standards.
  • Conduct regular building inspections and identify structural, operational, or safety risks.
  • Coordinate corrective actions arising from audit findings, safety inspections, or regulatory reviews.
  • Maintain records of maintenance activities, inspections, permits, and compliance documentation.

Budget & Performance Management

  • Prepare and control the building maintenance and repair budget.
  • Monitor maintenance expenditure and identify opportunities for cost efficiency and asset life extension.
  • Establish and track facility KPIs such as building uptime, response time, repair completion, and maintenance compliance.

Qualifications & Experience

Education

  • Bachelor's degree in Civil Engineering, Building Engineering, Architecture, Mechanical/Electrical Engineering, or related field..

Experience

  • Minimum 7–10 years experience in building maintenance, facility management, or property operations.
  • Experience managing industrial or logistics facilities such as workshops, warehouses, terminals, depots, ports, or large operational sites is highly preferred.
  • Strong knowledge of building systems, maintenance planning, contractor management, and HSE requirements.
  • Proficient in budgeting, project coordination, and facility reporting.
  • Willing to travel frequently to branches and operational sites across Indonesia.
