The Supervisor oversees all shifts of Plant Operations and coordinates the proper response to maintenance needs as they arise. Available 24/7 for facility needs at the Main Campus and all other WHS facilities that require the action of the Plant Operations Supervisor. The Plant Operations Supervisor also assists the Director with Security and Bio-Med. The Plant Operations Supervisor is responsible for the annual budget preparation, three-year capital expenditure plan, and the long range (5+ years)Facilities Maintenance Plan. Assures ongoing compliance with the Physical Environment governed by the Center for Medicare/Medicaid Services ("CMS"), The Joint Commission ("TJC"), Indiana State Board of Health ("ISDH"), and all Local AHJ's. The Plant Operations Supervisor will assist other departments with accreditation needs pertaining to the Supervisor's knowledge and expertise of Life Safety and Physical Environment. He maintains a Preventative Maintenance/ Work Order system to assure the needs of WHS facilities are met in a timely fashion. Assures all pre-construction documentation is complete and distributed to the Safety Director prior to commencement of construction projects. Assists the Director of Plant Operations in other functions as required.
Ability and knowledge to assure WHS environments meet or exceed all federal, state, and local requirements for accreditation, licensing, and safe operations.
Able to oversee and manage the operations of Clinical Engineering (Bio-Med), Maintenance, Physical Plants, Grounds, Security. Construction and Renovation processes as required.
Able to demonstrate knowledge of building utility systems and efficiency of benchmarking savings and saving initiatives in regards to retrofits and market rebate processes.
Ability to interact appropriately with individuals within the organization as well as the public.
Ability to demonstrate knowledge and experience with safety practices within the department including but not limited to: staff safety, patient safety, visitor and guest safety.
Ability to recruit and retain the competent and productive staffing needed for 24/7 departmental operations and for seasonal or special needs of the facilities.
Ability to support the WHS strategic plan approved by Hospital Administration and the governing board.
Exhibit a positive and professional attitude with patients, peers, employees, family and visitors as well as medical staff and Administration.
Supervisor of Plant Operations attends meetings and in services as required by The Director of Plant Operations and Administration, not limited to being a member of The Indiana Society for Healthcare Engineering and The American Society for Healthcare Engineering, actively participating on the board is preferred.
Must demonstrate Category 2 risk level response skills, knowledge and the characteristics to practice universal precautions pertaining to.
Able to develop and maintain long range maintenance plans for WHS facilities.
Able to develop and maintain budgets for Plant Operations, capital expenditures, and related functions.
Effectively leads Plant Operations. Represents Plant Operations on the following committees or functions:
Assures 24/7 maintenance coverage of Plant Operations.
Assures that Plant Operations is staffed with qualified workers.
Assures that all Plant Operations systems (e.g. HVAC, air handlers, electrical and plumbing) are installed, serviced and operated appropriately.
Assures that preventive maintenance and repairs of equipment meet the operational need of departments.
Assures that the requirements of the NEC and local building/life safety codes are maintained during installations and repairs.
Establishes specific goals and objectives for his/her position and the Plant Operations Department that are consistent with Strategic Plan and Ops budget.
Assures that all facilities comply with the requirements of the Joint Commission, Indiana State Department of Health, EPA, NFPA and all other authorities having jurisdiction over the facilities.
Assures that all policies and procedures for Plant Operations are appropriate and up to date.
Assures that appropriate relationships are maintained with vendors of supplies and materials utilized by Plant Operations and that appropriate procedures are in place to guide purchases of the same.
Assures that required safety precautions are in place and documented during construction projects, and other assistance as needed to the Director of Plant Operations
Actively supports the mission, vision and values of Witham Health Services.
Assures that buildings and grounds are properly maintained. Assists the Director of Plant Operations with this function.
Performs other duties as assigned.
Actively supports the customer service philosophy of Witham Health Services.
Supports WHS Foundation functions by assisting with the scheduling and delivery of contracted services, provision of labor, and by requesting sponsorships and/or donations from Plant Operation vendors.
Develops operational and capital expenditure budgets consistent with WHS Strategic Plan, and assure that Plant Operations expenses are within budgets.
Assures that all emergency generators and life safety components are tested and maintained in compliance with NFPA guidelines.
Assures that Plant Operations is appropriately prepared to safely maintain operational readiness in the event of internal or external disruptions of normal functions, services, and/or operations.
Work will be conducted in patient care areas, offices, mechanical rooms, outside of building, on roofs, off-site buildings and other areas assigned by Director and could be in inclement weather conditions. Flexible to work hours and shifts other than normal to insure proper maintenance coverage. Work additional hours or report to work on short notice, as needed, to ensure Maintenance Department coverage at the request of the Director. Must wear protective gear during specific duties to include but not limited to hardhat, safety glasses/goggles, respirator, gowns, shoe covers, masks, head covers and all other PPE's etc.
