GENERAL DESCRIPTION:
The Supervisor of Maintenance understands the importance of a well cared for facility and works to keep the structure of [Program] in good repair and in clean and orderly condition.
The Supervisor of Maintenance is classified as an essential worker, and as such, they accept responsibility for the completion of their duties during times of emergencies, including large-scale emergencies. These include but are not limited to, weather related emergencies, nationwide pandemics, civil unrest, and domestic threats.
MAJOR DUTIES AND RESPONSIBLITIES:
· Maintains and oversees the interior and exterior of [Program] at the highest standard of excellence (clean and clear of debris, etc.).
· Conducts daily walk-throughs of the building, making both safety and cleanliness observations. Reports findings to Director; recommends follow-up.
· Supervises all other maintenance staff and maintains a safe working and living environments for all employees and residents, reports work flow issues to Director.
· Collects work orders, assigns specific tasks to Maintenance staff as applicable.
· Fields calls for building-related emergencies, follows up accordingly.
· Provides on-site orientation for new staff.
· Provides technical training on repair/maintenance topics such as light plumbing, electrical, plastering, changing locks, etc.
· Assists Director in providing feedback and support to Maintenance staff; may participate in supervision meetings between Director and individual Maintenance staff workers, provides observations/recommendations for staff performance evaluations.
· Measures daily departmental performance and provides feedback.
· Schedules assigned employees with sufficient work orders to be completed daily in addition to tending to emergency work.
· Examines objects, systems, and facilities, and analyzes information to determine needed installations, services, and repairs. Reports any findings/concerns to Director.
· Coordinates purchases of maintenance supplies and monitors departmental expenditures.
· Orders, picks up, and maintains parts, supplies, and equipment; tracks and maintains up-to-date inventory.
· Assembles and installs furniture, shelves and other building/office items.
· Sweeps and mops interior spaces; maintains wood floors; vacuums carpeted areas; strips, buffs and waxes floors and tiles.
· Completes janitorial work, including but not limited to trash removal, cleaning bathrooms/refilling bathroom items; cleans kitchens, hallways, stairwells, offices, and other common areas (including storage, supply rooms, trash room and machinery rooms).
· Turns over apartments after tenants move out (removes old furniture, moves new furniture in, paints walls, etc.). Assists with cleaning tenant units when needed.
· Carries out seasonal tasks such as shoveling snow, salting/sanding sidewalks, installing and removing air conditioners.
· Paints and repairs windows (window blinds and balances), doors, floors, woodwork, sheetrock, plaster, and other parts of building structure.
· Performs basic plumbing, carpentry, tile work, locksmithing, and electrical services.
· Records maintenance and repair work and maintains a filing system. Presents work order(s) to Director for approval.
· Monitors inventory (count and orderliness); orders supplies (with Director approval); receives/stocks orders upon delivery to the building.
· Maintains and ensures accuracy of all logbooks (sprinkler, fire extinguishers, smoke detectors, alarms, elevators, etc.).
· In conjunction with the Director, follows up on violation notices in a timely manner.
· Escorts and stays abreast of vendors working on the grounds.
· Employee is responsible for wearing appropriate PPE which will be provided to prevent injury and avoid contact with hazardous materials/environments including but not limited to rodent activity, insect infestation, and miscellaneous refuse.
· Represents Lutheran Social Service of New York’s mission, values, and ethics, and upholds agency Code of Conduct at all times.
· Handles other job-related duties, as assigned.
· On call 24 hours/day, 7 days/week.
SUPERVISES:
· Maintenance worker(s).
QualificationsEDUCATION:
· High School Diploma or equivalent.
· Within the first 3 months of hire, FDNY S-95 Certificate of Fitness - Supervision of Fire Alarm Systems and Other Related Systems.
EXPERIENCE:
· Minimum 5 years in building maintenance or a related field.
SKILLS & ABILITIES:
· Strong interpersonal skills, including communication and leadership.
· Basic knowledge of plaster, sheet rock, painting, plumbing, window balances/window repair, locksmithing, tile work, electrical work.
· Basic knowledge of health, cleanliness, security, and safety issues pertaining to building maintenance.
· Expertise with tools ranging from common hand tools to power tools to precision instruments.
· Strong time management skills, able to handle multiple tasks and assignments at once.
· Flexible, available to work some overtime hours, occasional emergency calls, holidays and weekends.
· Proficiency in internet navigation, E-mail, and Microsoft Word
