1601 Washington Street, 30 Gove Street - Lyman SchoolThe Facilities Supervisor ensures all NeighborHealth locations are structurally sound, operationally efficient, well maintained, and safe. Develops, documents, and administers preventive maintenance programs for all mechanical and electrical equipment. The Facilities Supervisor assists with the development of new buildings and renovations of existing buildings.

MAINTENANCE SUPERVISOR

REPORTS TO: Facilities Director

MAIN JOB RESPONSIBILITIES:

  • Under general direction, organize and participate, as a working supervisor of facility maintenance staff, in executing work orders and completing projects involving NeighborHealth properties.
  • Oversee building systems and equipment to ensure proper functioning (i.e., HVAC, plumbing, electrical, etc.)
  • Coordinate necessary work with contractors, vendors and Departmental personnel.
  • Provide technical assistance to the Facilities Director and others.
  • Respond to and supervise responses to emergency calls twenty-four hours a day /seven days per week.

QUALIFICATIONS:

  • Technical training and/or at least five years’ of building maintenance experience.
  • Extensive knowledge of H.V.A.C. (including RTU’s, exhaust fans and other air quality/ comfort control equipment), carpentry, plumbing, electrical. Etc.
  • Excellent supervisory and organizational skills.
  • Knowledge and experience with Building Management Systems (BMS).
  • Knowledge of materials, methods, terminology, equipment used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, HVAC, electrical, mechanical, and painting work.
  • Knowledge of office procedures, equipment including computers and applicable software applications such as word processing, spreadsheets, and databases.
  • Knowledge of safety standards and regulations, Joint Commission. NFPA, OSHA EPA and other local/state regulations.
  • Ability to read and understand construction drawings, plans and specifications.
  • Demonstrate and maintain effective working relationships with those contacted in the course of work.
  • Time management skills, as well as verbal and written communications skills, are required.

ROUTINE DUTIES:

  • Organize, implement and direct facility staff to ensure the performance of emergency, preventative and routine maintenance is completed in timely manner.
  • Equipment is properly maintained in accordance with industry standards and are operational at all times.
  • Works to reduce the likelihood of a disruption of services (i.e., heating, cooling, and electricity) for all NeighborHealth locations.
  • Assists in developing appropriate an implementing contingency plans to respond to those needs and other emergency conditions.
  • Assists in the coordination of contracted services beyond the capabilities of the NeighborHealth.
  • Remains available for on-call technical support for emergency responses, and assisting with efforts to restore the health environment to normalcy.
  • Advises and makes recommendations for maintenance, repair, improvement, and/or replacement by assessing the condition of facilities, establishing project priorities, and developing long-range plans for upgrading or replacing mechanical, electrical, plumbing, utility infrastructure, making structural repairs, replacing roofs, maintaining or repairing exterior building envelopes, and refurbishing building interiors.
  • Ensures that maintenance services are available to meet mechanical services needs by recommending the use of contract services (e.g., electrical, heating and air conditioning, plumbing, etc.) to senior administrators for maintenance and repair projects beyond the capability of personnel to perform.
  • Ensures that contracted maintenance services are properly monitored.
  • Develop cost estimates for supplies and equipment.
  • Focuses on customer needs and customer satisfaction, projects a positive customer service environment to both internal and external customers, and promotes and encourages an attitude of exemplary customer service and high integrity to all of the staff within Facilities Department. Facilitates and fosters a team environment.
  • Ensures that all mechanics are provided appropriate direction, leadership, guidance, support, and training to enable the advancement of their knowledge and experience.
  • Interpret, explain and enforce policies and procedures.
  • Ensures that the work performance of assigned staff meet NeighborHealth standards and expectations and by spot-checking work in the field, evaluating the quality of the work performed.

Salary: Starting at $70,720 up to $110,240 based on years of experience
