The Supervisor, Building Engineer is responsible for managing contractors, vendors, and projects supporting the Cinemark Corporate Office, T.O.P Center (network operations center), and warehouse. This on-site role oversees building systems and services, including electrical, mechanical, plumbing, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, parking structure, office furniture, and janitorial.
Responsibilities
- Communicate effectively and align with all stakeholders, department heads, administrators and influence others beyond direct sphere of control. Oversee the function of all building systems/needs such as electrical, mechanical, HVAC, fire/life safety, elevators, landscaping/snow removal, building security, and janitorial.
- Coordinate with Loss Prevention on building security matters and with the HVAC department on HVAC system matters.
- Conduct regular inspections of the mechanical systems, electrical systems, fire systems, roof systems, business continuity, and critical infrastructure to ensure all systems are running at efficient standards and up to date with local jurisdictions.
- Understands the functioning of all building systems such as electrical, plumbing, mechanical, HVAC, fire/life safety, elevators, building security, and janitorial
- Prepare annual budgets for building operational and capital expenditures.
- Obtain bids, negotiate pricing and select contractors for multiple projects at multiple sites
- Monitor/track project performance to specifications
- Requisition purchase orders for services and maintenance and approves payments
- Manage contractors and vendors servicing all 3 buildings.
- Maintain building cleanliness and aesthetics including the management of custodial staff
- Work closely with the facilities department leadership to monitor sites for potential problems and mitigate risks
- Keep appropriate stakeholders informed of site-by-site project progress, complete weekly Status Reports, participate in bi-monthly Property meetings
- Maintains a positive, professional demeanor
- Submit, update, and close out work orders in ServiceChannel, including following up on vendor ETAs, reviewing proposals, providing feedback after third-party work is completed, and reviewing invoices.
- Assist, where applicable, in acquisitions, decommissions, corporate initiatives, and strategic projects
- Work with the Office Manager, Facilities, Construction, and HR teams in implementing new office and conference spaces including managing and maintaining office furniture
- Coordinate wall installations
- Assist the corporate events team with corporate events at the CSC
Perform hands-on repairs and maintenance for general facilities items, including but not limited to:
- Plumbing
- Mechanical
- Electrical
- Wall and Floor Finishes
- Office Furniture and Equipment
Qualifications, Skills, and Competencies:
- Bachelor’s degree, Associates degree, or trade school Diploma in Facility Management, Construction Management, Business or Engineering
- 5-10 years experience in facility management
- Experience with LEED and ENERGY STAR rating system preferred
- Knowledge of construction, maintenance, electrical, HVAC, plumbing and other building systems required
- Knowledge of state, provincial and municipal building codes and regulations required.
- Knowledge of MS Word, Excel, PowerPoint, Budget preparation, and cost benefit analysis
- Knowledge of when to use contractors due to liability, licensing, time, or cost considerations.
Physical Requirements & Working Environment
- Work in an upright standing position for long periods of time; reach overhead; and maintain full range of mobility in the upper and lower body.
- Work in various positions, including stooping, standing, bending, sitting, kneeling, and squatting for extended periods of time; climb stairs; and navigate the property or building quickly and easily as required to perform job functions.
- Climb ladders and work at heights above ground level (maximum 14 ft on A-frames)
- Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)
- Repeat various motions with the wrists, hands and fingers
- Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks
- Communicate, receive and exchange ideas and information by means of the spoken and written word
- Maintain a valid Texas driver’s license and insurance
- Be able to travel between Cinemark Corporate Office in Plano, TX and T.O.P Center and Warehouse in Frisco, TX. Majority of the time spent at the Corporate Office.
- Schedule: Monday-Friday 7:30am-4:30pm, on location This can flex with supervisor approval for unique circumstances and projects.
