Job Description

The Superintendent is responsible for overseeing all on-site aspects of industrial and commercial building construction projects, with a strong emphasis on site development, including utilities, grading, and all activities up to the building envelope. This role ensures high-quality standards, adherence to schedules, and the safe and efficient execution of all site activities. The position involves daily coordination of subcontractors, direct oversight of the construction process, and ensuring compliance with safety regulations and project specifications. The ideal candidate will bring extensive experience in industrial and commercial construction, particularly in site development, and possess strong leadership, communication, and problem-solving skills.

Key Responsibilities

  • Project Oversight Lead and manage the day-to-day operations of the construction site, with a focus on site development activities such as utilities installation, grading, and groundwork up to the building envelope, ensuring adherence to project plans, specifications, timelines, and budgets.
  • Site Development Management Oversee and coordinate all aspects of site development, including earthwork, stormwater management, utility installation (water, sewer, electrical, gas), and site grading, ensuring compliance with engineering plans and local regulations.
  • Team Coordination Manage subcontractors, suppliers, and labor crews involved in site development and construction, ensuring clarity on tasks, timelines, and quality standards. Act as the primary point of contact on site for all parties involved in the project.
  • Quality Control Implement and enforce high-quality standards for all site work, including utilities, grading, and building envelope preparation, conducting regular inspections and proactively addressing any quality issues.
  • Safety Management Ensure that all safety protocols and regulations are consistently followed, particularly during high-risk site development activities. Conduct regular safety meetings and address any on-site hazards or safety concerns promptly.
  • Scheduling and Planning Develop and manage construction schedules, integrating site development milestones with building construction phases to ensure timely project completion. Collaborate with project managers, engineers, and stakeholders to adjust schedules as needed to mitigate risks or delays.
  • Resource Management Oversee the ordering and delivery of materials, equipment, and resources required for site development and construction, ensuring availability on time and within budget.
  • Documentation and Reporting Maintain accurate project records, including daily logs, progress reports, and safety documentation related to site development and construction. Provide regular updates to project managers and stakeholders on project status, progress, and potential issues.
  • Problem Solving Address and resolve any unexpected challenges on-site, such as utility conflicts, grading issues, or delays in site preparation, promptly and effectively to maintain project quality and timeline standards.
  • Client and Stakeholder Liaison Communicate progress and issues related to site development and construction with clients and stakeholders, ensuring their expectations are managed and that any required changes are implemented smoothly.

Qualifications

  • Education Bachelors degree in Construction Management, Civil Engineering, or a related field (preferred but not always required depending on experience).
  • Experience Minimum of 5-10 years of experience in a superintendent role within industrial/commercial building construction, with at least 3-5 years of direct experience managing site development activities, including utilities, grading, and preparation up to the building envelope.
  • Technical Skills Strong knowledge of site development processes (e.g., earthwork, utility installation, grading), construction methods, materials, scheduling, and project management software (e.g., Procore, Bluebeam, AutoCAD).
  • Certifications OSHA certification preferred; First Aid, CPR, and erosion control certifications are a plus.
  • Communication Skills Excellent written and verbal communication skills with the ability to liaise effectively between various stakeholders, including engineers, utility providers, and regulatory agencies.
  • Leadership and Teamwork Proven ability to lead on-site teams, motivate workers, and collaborate with engineers, architects, and project managers, particularly in coordinating complex site development tasks.
