Job Description

Superintendent-Housing And Transportation 55 E 34th Str - BI- Full Time- Days-7am-3pm

Uses knowledge and capabilities in the trades to repair or replace appliances, furniture, fixtures, equipment, and building structures and systems. Schedules and oversees the work of the building staff and/ or contracted service staff.

  • Responsible for complying with all laws that govern your building
  • Responsible for working as directed, and is responsible for knowing and applying information in the current N.Y.C. Apartment Management Checklist (a special report from New York Apartment Law Insider)
  • Reviews, schedules and assigns work to the building staff. Assigns work to maximize quality/quantity of completed work
  • Reviews completed work assignments. Ensures that department's quality standards are met
  • Completes weekly staff schedule reports and payroll sheets
  • Performs repairs in all trades, including but not limited to, electrical, plumbing, masonry, tiling, painting, and glazing
  • Responds to assignments in order by the date and time received unless otherwise instructed
  • Provides timely explanations when unavoidable delays are encountered
  • Responds promptly to Real Estate department’s phone calls and pages
  • Keeps supervisor advised of activities and problems or potential problems
  • Maintains contact with building’s contracted services to keep informed of any emergency problems and notifies supervisor
  • Monitors staff in maintenance of equipment to ensure efficient, safe and proper operations
  • Ensures that staff maintains equipment in good working condition and keeps equipment clean
  • Responsible for the accurate inventory and usage of supplies
  • Orders new equipment / supplies as required from approved vendors within the hospital's established guidelines
  • Ensures that equipment / supplies are utilized in an efficient manner
  • Accepts and signs for equipment and supply deliveries after ensuring that order is complete, as per the hospital's established guidelines
  • Ensures that records of completed jobs and relevant paperwork are forwarded to the department of Real Estate as directed; responsible for the accuracy and completeness of all records
  • Ensures that records are maintained up to date of all supplies ordered and received including: price quotes, dates ordered and dates received and maintain a list of vendors
  • Identifies potential safety hazards or problems in work areas

Requirements:

  • High school graduate or GED
  • 3-5 years building maintenance experience in a residential or commercial building required.
  • Knowledge of building systems such as electric, plumbing, carpentry, locksmith, and Con Edison steam for heat and hot water.

Compensation Statement

The Mount Sinai Health System (MSHS) provides salary ranges that comply with the New York City Law on Salary Transparency in Job Advertisements. The salary range for the role is $37.21 - $37.21 Hourly. Actual salaries depend on a variety of factors, including experience, education, and operational need. The salary range or contractual rate listed does not include bonuses/incentive, differential pay or other forms of compensation or benefits.
