Job Category: General LaborComunilife Inc is looking for an experienced Superintendent for its new congregate site in the Bronx, El Hogar. Under the direct supervision of the Property Manager, and direction of the VP of Real Estate, the Superintendent is responsible for the overall maintenance of the newly constructed building.  This employee  must be available for emergencies. The superintendent provides maintenance and total care of the apartment buildings in compliance with applicable Federal, State, and City laws, building code, and regulations.  The Super is responsible for building maintenance, overall apartment readiness for inspections and activities related to maintaining the building in a clean and safe environment. This includes upkeep of building systems, and ensuring timely repairs of equipment. Position includes a one-bedroom rent-free apartment.

Essential Duties
- Maintain cleanliness and safe operation of building common areas, including rear yard and courtyard and front sidewalk and yard. Brings any concerns to Property Manager’s attention.
- Report all building or apartment maintenance issues upon occurrence and develop, recommend and implement solutions.
- Manage work orders and repairs to the building and its equipment.  Schedules necessary repair tasks. Maintain activity log for repairs and needs in the building.
- Track property maintenance, work orders, inventory, in company’s  is computerized maintenance systems.
- Maintain weekly maintenance cleaning and housekeeping schedules.
- Ensure the general cleanliness of the building and disposal of house garbage and recycling (to be set out at curb on city required schedule and times).
- Under supervision of the Property Manager, prepare and carry out a preventative maintenance plan which includes all fire safety, OSHA and other systems requirements.
- Respond to urgent facility needs and emergency calls outside regular work hours.
- Under supervision of the Property Manager, ensure all regulatory inspections are performed on time and filed in a timely manner.
- Monitor that the boiler, elevators and other mechanical equipment is well maintained by contracted vendors. Monitor and maintain adequate heating levels.
- Organize and prepare vacant apartments for occupancy.  Conduct initial assessment with Property Manager, paint and repair apartments, as necessary.
- Attend mandated in–service training programs and meetings.
- Coordinate access for repair and maintenance vendors and inspectors.
- Arrange and maintain log of all inspections of physical plant systems, fire extinguishers, elevators, etc. on a routine basis in accordance with regulatory guidelines.  Maintain log of all mandated building maintenance, fire safety certifications.
- Complete SSDS monitoring and reporting on a monthly basis.
- Perform other duties that may be assigned.

QualificationsEducation and Experience Requirement(s)
- High School Diploma and three years related experience in building maintenance with one year of supervisory experience; or satisfactory combination of related experience and specialized education or training.
- Bilingual in English/Spanish preferred.
- Prefer any certificates or licenses including any or all of the following:  Certified NYC & NYS Residential & Commercial Superintendent, Standpipe & Sprinkler Certification, HVAC Universal Certification, NYS Boiler License, Hazardous Materials Certification, advance training through the NYC HPD, Fire Guard or Fire Director Certification, Certificate of Fitness, EPA Certification. (S-12: City Wide Sprinkler Systems / S-11 Residential Sprinkler Systems, S-13: City Wide Standpipe Systems, S-95: Supervision of Fire Alarm Systems and other related systems, P-98: Fuel-oil Piping and Storage Systems, Coordinator of Fire Safety and Alarm Systems)

Our Life is Precious™ Program, which opened in 2008, provides non-clinical services to girls’ ages 12 to 17 in the Bronx, Brooklyn, Queens, Manhattan, Poughkeepsie, Yonkers, Hempstead, and Amsterdam. Activities include academic support, creative arts therapies, music lessons, wellness activities and concrete family services, are designed to reduce the risk factors associated with Latina adolescent suicide.
