Responsible for delivering construction projects across a life sciences real estate portfolio, supporting both laboratory and office environments. Supports projects from inception through completion, ensuring delivery is on time, within budget, and aligned with operational, safety, and regulatory requirements. Independently leads multiple concurrent projects of varying scope and complexity, applying construction and project management expertise to coordinate design, permitting, procurement, construction, commissioning and occupancy activities. Identifies and resolves project risks, supports process improvements within the project delivery lifecycle and serves as a resource to stakeholders on construction execution and facility readiness. Reporting to Global Real Estate & Construction, this position partners cross-functionally with Facilities/Engineering, EH&S, Security, Space Planning, IT, and business stakeholders to deliver high-quality, compliant, and functional spaces that support research, development, and corporate operations.

Project & Program Management
Support delivery of assigned construction projects through all phases of the construction project lifecycle including planning, design, permitting, construction, commissioning, and turnover, in accordance with established project delivery processes
Lead pre-construction planning activities including scope development, constructability reviews, cost estimating, schedule development, and risk assessments
Deliver assigned laboratory and office construction projects, including buildouts, renovations, and facility improvements, in accordance with approved scope, schedule, and budget.
Coordinate all phases of delivery including design, permitting, procurement, construction, commissioning, and closeout
Provide clear, consistent reporting on project status, risks, schedules and budget performance, to project sponsors and functional leadership. Ensure projects are executed in accordance with established project delivery standards, templates, and procedures
Develop and implement project-specific construction execution plans, phasing strategies, and site logistics plans in alignment with approved project requirements
Monitor project risks and communicate concerns to leadership while supporting mitigation activities
Provide project-related guidance and updates to internal stakeholders regarding construction activities and facility readiness
Vendor & Partner Management
Coordinate activities of Construction Managers, Contractors, Architectural & Engineering consultants/firms, and vendors
Support RFP processes, bid evaluations, contract negotiations, and vendor selection
Monitor vendor performance and communicate issues related to cost, schedule, quality, and safety to leadership
Cross-Functional Collaboration
Partner with Facilities/Engineering, EH&S, Security, IT, Space Planning, and other functional stakeholders to achieve project objectives and ensure alignment with operational requirements
Ensure alignment with operational readiness and handoff to Facilities teams
Integrate EH&S requirements and safety standards into all project phases
Collaborate with Security to incorporate physical security requirements
Ensure successful project turnover including commissioning, documentation, and stakeholder transition
Support move-in coordination and readiness for lab and office operations
Ensure constructability alignment between design teams and Facilities/Engineering requirements prior to construction start
Construction Oversight & Compliance
Manage RFIs, submittals, change orders, and construction documentation
Conduct site visits to monitor safety, quality, and construction progress
Ensure compliance with local codes, regulatory requirements, and company standards
Lead field oversight activities including site walks, quality inspections, and safety observations
Permitting & Regulatory Coordination
Manage permit approvals and regulatory coordination, including AHJ and local jurisdictions
Ensure compliance with zoning, building codes, and regulatory requirements
Proactively identify and mitigate permitting risks and timelines
Financial Management & CapEx Reporting
Track and manage project budgets, forecasts, and CapEx reporting
Monitor change orders and support cost controls to ensure budget adherence
Prepare financial reporting and assist with variance analysis
Track project budgets, forecasts, and expenditures, and provide financial updates to support capital planning and reporting activities
Monitor construction payment processes including review and approval of pay applications, ensuring receipt of appropriate conditional and unconditional lien waivers, and compliance with contractual and legal requirements prior to payment release
Other duties as assigned
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field AND 4+ years of construction and project management, preferably within life sciences, biotech, or pharmaceutical environments
PMP (Project Management Professional) and/or CCM (Certified Construction Manager) certification preferred
LEED AP or other sustainability accreditation a plus
Experience managing CMs, GCs, A/E firms, and external vendors
Strong knowledge of construction processes, building systems, and lab environments
Proven ability to manage multiple complex projects simultaneously
Experience with budgeting, CapEx management, and cost control
Knowledge of permitting, AHJ coordination, and regulatory requirements
Ability to work in a fast-paced, matrixed environment
Experience supporting global or multi-site project delivery models
Familiarity with lab infrastructure systems (HVAC, exhaust, electrical, lab gases, CDA, and vacuum)
Experience implementing and improving project management processes and tools
Proficiency with tools such as Bluebeam, Procore, Smartsheet, Microsoft Office and MS Project
Strong project management and planning skills with the ability to understand project impacts across the broader real estate portfolio
Strong project leadership, influence, and vendor management skills Excellent communication and stakeholder management abilities
High attention to detail with strong organizational skills
Ability to work effectively in a fast-paced, matrixed environment

The annual base salary we reasonably expect to pay is $97,000.00-$133,000.00. Individual pay decisions depend on various factors, such as primary work location, complexity and responsibility of role, job duties/requirements, and relevant experience and skills. In addition, this position offers an annual bonus with a target of 20% of the earned base salary and eligibility to participate in our equity based long term incentive program. Benefits offered include a retirement savings plan (with company match), paid vacation, holiday and personal days, paid caregiver/parental and medical leave, and health benefits to include medical, prescription drug, dental and vision coverage in accordance with the terms and conditions of the applicable plans.
