💼 Sr. Property Manager
📍 Cleveland, OH
💰 $70,000–$80,000+ / year, plus performance-based bonuses

This role runs day-to-day operations for a growing portfolio of roughly 100 scattered-site single-family rental homes across the greater Cleveland market, most of them leased through the Housing Choice Voucher (Section 8) program with several local housing authorities. You won't be doing this solo — an AI-driven system handles maintenance intake, triage, and dispatch, and a bench of 1099 vendors plus a leasing agent cover the day-to-day legwork. What's needed is the person who runs the whole operation: vendor and maintenance cost control, Section 8 compliance and inspections, collections, renewals, and the numbers behind how the portfolio performs.

This is a strong fit for someone who wants real ownership over how a portfolio runs, working directly with ownership rather than through layers of management.

💼 WHAT YOU'LL DO

• Own day-to-day operations across a scattered-site single-family portfolio of roughly 100 homes
• Manage a bench of 1099 vendors and keep maintenance costs under control
• Handle Section 8 (Housing Choice Voucher) compliance and HAP reconciliation with local housing authorities
• Prepare for and manage HQS/NSPIRE inspections
• Run collections and, when it comes to it, the eviction process
• Handle accounts payable and utilities across the portfolio
• Process lease renewals and support resident retention
• Track and report on the portfolio's key operating metrics
• Work closely with ownership and lean on an AI-driven maintenance/dispatch system to keep things running smoothly

🎯 WHAT IT TAKES

• Hands-on experience administering the Housing Choice Voucher (Section 8) program
• Direct experience with HAP reconciliation and HQS or NSPIRE inspections
• Comfortable with modern property-management software and AI-driven tools
• Strong vendor management and cost-control instincts
• Experience running collections and evictions
• Solid financial and operating reporting skills
• Cleveland or Ohio market experience is a strong plus
• An Ohio real estate broker's license is a plus
