Job Description


1.

Requires skill set to evaluate, diagnose, and report on the
condition of mechanical systems and equipment.


2.

Familiarity with BMS, chillers, Cooling towers, pumps, Heat
exchanger, AHU, FAHU, MAU, FCU, DX, PAC, VFD, heat recovery system and other
mechanical equipment.


3.

Knowledge about stair case pressurization and smoke management
system, Refrigerant system, Split Unit, VRL and package unit


4.

Ability to identify and diagnose issues in mechanical systems,
such as leaks, inefficiencies, or equipment failures.


5.

Proficiency in using diagnostic tools like flow/CFM testing
meter, pressure gauges, laser alignment, thermometers, and vibration analyzers.


6.

Experience in inspecting mechanical equipment for wear,
corrosion, vibration or performance issues.


7.

Knowledge of preventive maintenance and predictive maintenance /
conditional based maintenance.


8.

Strong understanding of safety practices related to mechanical
systems, including confined space entry, lockout/tagout, and PPE usage.


9.

Ability to read and interpret mechanical blueprints, piping
diagrams, and equipment manuals.


Requirements


1.

Basic English knowledge and Proficiency in documenting findings,
preparing condition reports, and recommending corrective actions.


2.

Ability to interpret data from mechanical systems (e.g.,
pressure readings, temperature logs, flow and energy consumption) to assess
performance and condition


3.

Ability to clearly explain technical issues and recommendations
to line supervisor


4.

Familiarity with facility management software CMMS/CAFM, and
tools for data collection and analysis.


5.

Preparing clear, concise, and accurate condition assessment
reports.

5+ years’ experience in FM or Construction Project Commissioning
