Job Description

Seeking a solid Construction Project Manager to join our team. This position will report to the Senior Manager of Construction and will oversee assigned land-based projects. This person will oversee the entire construction phases for the assigned land-based project.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Negotiate and/or support the process of negotiating contracts, subcontracts, and purchase orders.
  • Maintain and regularly produce reports utilizing a combination of Project Management Software and Microsoft Office programs.
  • Establish, update, and communicate the Master Project Schedule and manage its implementation.
  • Holds external vendors / contractors responsible for delays and cost overruns from the project schedule.
  • Provides support in contracts, subcontracts, change orders, and purchase orders negotiations.

  • Attend scheduled weekly progress meetings and other internal project/program meetings, and track progress and risks, as necessary.
  • Promote RCI's involvement in the community to help build strategic relationships and to embrace local communities.
  • Foster and enhance architect, contractor, subcontractor, and vendor relations.
  • Leads and manages a broad range of activities associated with design, pre-construction, construction, and closeout.
  • Manage budget and financial reporting, interpret, and analyze reports to ensure adherence to project budget.
  • Manage the Quality Assurance/Quality Control (QA/QC) program.
  • Leads efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment which may impact project schedule & forecast variance.
  • Serves as the primary contact for project status.
  • Provide leadership in risk evaluation, contract negotiations, fee, and pricing decisions.
  • Lead change management processes, by updating logs, routing source documents to vendors, obtaining pricing, developing estimates and proposals.
  • Participates in the design and execution of destinations within the Product Development-Private Destinations team.
  • Support a clear short and long-term roadmap and effectively project manage complex timelines and deliverables.
  • Works closely with key stakeholders from the various departments across the organization to understand how to adapt and evolve the strategy for delivering a flawless product at our private destinations.
  • Leads product development process for global regions Private Destinations while working closely with Project Team on concept development, programming and the accurate execution of concepts to ensure innovation and authenticity are maximized.
  • Guarantee product specifications created enable a desirable and viable product for future guests.
  • Creates presentations showcasing construction milestones to share recommendations with senior management.

  • Over 50% International Travel required and relocation to construction site may be required.

QUALIFICATIONS AND EDUCATION

  • 5-8 years of experience leading construction projects as a commercial Project Manager
  • Experience with commercial projects (retail, restaurant, hospitality).
  • Demonstrate high standard of persona, accountability and integrity.
  • Mentor staff to the same high standards.
  • Bachelor’s degree required; construction management, engineering, architecture or similar (preferred)

KNOWLEDGE AND SKILLS

  • Demonstrated basic knowledge of building materials, detailing, construction techniques, building systems selection, related engineering principles, sustainability strategies and building codes;
  • Able to multitask, prioritize and manage time efficiently.
  • Able to analyze structural, architectural, MEP and civil drawings.
  • Excellent verbal and written communication skills
  • Accurate and precise attention to detail and highly organized
  • Able to analyze problems and strategize for better solutions.
  • Solid understanding of the construction industry.
  • Self-motivated and self-directed
  • Strong interpersonal, communication, organizational skills, ability to self-direct, strong background in mission critical projects, engineering, controls, operational requirements, and an emphasis on project/construction management.
  • Proficient in MS Office (Word, Excel), Primavera P6, MS Project, or similar project management software.
  • Experience at working both independently and in a team-oriented, fast paced, collaborative environment is essential.
  • Strong interpersonal skills.
  • Ability to effectively prioritize and execute tasks in a high-pressure environment is crucial.

PHYSICAL REQUIREMENTS

The physical demands described below are representative of those required to perform the essential functions of this position:

  • Ability to work regularly on an active construction site and move safely across outdoor, uneven and undeveloped terrain.
  • Ability to stand and walk for extended periods while undertaking site inspections, monitoring construction activities and coordinating with contractors and project stakeholders.
  • Ability to undertake regular site movement that may involve climbing stairs or access points, bending, crouching and navigating construction areas.
  • Ability to perform duties outdoors in hot and humid tropical conditions.
  • Ability to carry or move work equipment, and other items reasonably required to perform site-based duties.
  • Visual and auditory capability sufficient to observe construction activities, review site conditions and communicate effectively in an active construction environment.

WORKING CONDITIONS

This position is primarily site-based and requires the employee to work at a construction site. The role involves on-site oversight of construction activities and working closely with construction personnel and other project stakeholders. Working conditions include:

  • Regular work outdoors in a tropical, hot and humid environment, with temperatures over 30°C.
  • Working within an active construction environment where conditions may include dust, noise, uneven ground and exposure to the elements.
  • Working at a developing project site where access to established infrastructure and amenities may be limited.
  • Regular movement throughout construction areas and exposure to changing site conditions as the project progresses.
  • Requirement to comply with all applicable site safety procedures and wear prescribed PPE while undertaking site activities.
  • The position requires a high degree of adaptability and comfort working in a remote, developing site environment where conditions and facilities may differ significantly from a conventional office environment.
