Job Summary

Newmark is seeking a Sr. Director, Client Solutions to serve as a senior leader on the Client Solutions team, reporting to the Global Head of Client Solutions, helping set the overall direction of the function, and leading strategy on the firm's largest and most complex pursuits. This person combines the integrated solutioning of a Solutions Director with broader responsibility for the methodology, the standards, and the people that determine how the firm pursues and wins multi-market, multi-service opportunities.

Client Solutions is Newmark's agnostic corporate pursuit team, here to partner with Leasing and Occupier Solutions, including every service line within them, to give each pursuit its best chance to win. The team brings together pursuit strategists, Solution Managers, writers, and designers who work alongside brokers and sales teams to understand the client's real problem, organize the full platform around it, and build the strategy, pricing, and narrative that win the business.

This individual is accountable for the strategy behind the firm's highest-stakes pursuits, from the earliest conversations with sales professionals and clients about what the right solution should look like, through the formal proposal or RFP response and presentation, negotiation, and transition, including the pricing and deal structure that support it. Brokers retain the client relationship and the commercial ownership, and this person brings the strategic and platform layer that supports them throughout the pursuit lifecycle.

This is a leadership role as much as it is a strategic one. The Sr. Director, Client Solutions supervises and develops the solutioning team, including Solution Managers and graphic designers, assigns pursuits and balances workload across the team, and works alongside the Solutions Directors and the service-line solutions leaders, including Facilities Management and Project Management, so that every part of a multi-service solution comes together as one.

This person is also expected to use AI tools deliberately and consistently to improve the speed and quality of the pursuit process, and to set that expectation for the team, from research and solution development through content drafting and review.

  • Help set the overall strategy, priorities, pricing approach, and operating model for Client Solutions in partnership with the Global Head of Client Solutions.
  • Serve as the leadership partner to the Global Head of Client Solutions in running the function day to day, so that the Global Head of Client Solutions can focus on growth and strategic relationships across the firm.
  • Own the pursuit methodology, including the scoring process (a diagnostic score when formalization is expected and a resourcing score when an RFP arrives) and the no-go pathway, and hold the team to it as the function matures.
  • Supervise and develop the solutioning team, including Solution Managers and graphic designers, through performance management, coaching, and direct feedback.
  • Assign pursuits and balance workload across the team, and make staffing decisions on the most consequential pursuits.
  • Coach and mentor Solutions Directors and other senior team members, and set the standard for the quality of strategy and deliverables.
  • Build the team's culture and operating rhythm, and contribute to hiring, onboarding, and succession as the team grows.
  • Lead strategy on the firm's largest and most complex pursuits, engaging as early as possible and partnering with brokers from relationship building through formalized pursuit, negotiation, and transition.
  • Define win themes, staffing, and overall strategy across every service line on the highest-stakes pursuits, coordinating platform leaders and bringing the team, platform, and expertise together into one solution instead of siloed services.
  • Partner with the service-line solutions leaders, including Facilities Management and Project Management, so that their portions of a multi-service solution integrate cleanly into the overall offering.
  • Set the pricing and deal structure strategy on the highest-stakes pursuits, working with the Director of Pricing and Solutioning Operations, and defend it through negotiation, BAFO, and the MSA.
  • Advise brokers and senior leadership on positioning and where to invest, challenging them constructively when the strategy calls for it, while holding structural neutrality on which platform service is right for the prospect.
  • Represent Client Solutions with senior leadership, platform leaders, and market leaders, and shape how the team partners with brokers and sales teams across the firm.
  • Be accountable for the team's win rate on formalized pursuits, and lead structured debriefs after wins and losses so that lessons feed back into the methodology.
  • Use AI-enabled research, writing, and productivity tools as a core part of the pursuit workflow, and set the expectation for the solutioning team to apply them to synthesize inputs, accelerate drafting, and improve the consistency and quality of deliverables.
  • May perform other duties as assigned.
  • Bachelor's degree in Business, Real Estate, Finance, Economics, Marketing, or a related field; advanced degree a plus.
  • 10+ years of experience in commercial real estate, professional services, or strategic advisory, with demonstrated success leading complex, multi-stakeholder pursuits.
  • Demonstrated experience leading and developing teams, including setting direction, managing performance, and building culture.
  • Experience building or scaling a pursuit, solutions, or similar function strongly preferred, ideally within commercial real estate brokerage, occupier services, or integrated client solution roles.
  • Track record of contributing to competitive pursuit wins where strategic positioning and platform coordination determined the outcome.
  • Ability to ask incisive questions, listen actively, and translate client needs into actionable solutions, with strong written and verbal communication and direct presentation experience with senior decision-makers.
  • Strong analytical and strategic thinking, with fluency in pricing and deal structure.
  • Strong understanding of how to apply AI-enabled tools to research, drafting, and pursuit workflow efficiency.
  • Credible senior leader who earns trust and builds influence across brokers, platform partners, and senior leadership without relying on formal authority.
  • Comfort operating in a function that is still establishing itself, with the initiative to build what is needed rather than wait for it.
  • Strong integrity, particularly around recommendation neutrality, with high emotional intelligence and political judgment across brokerage, occupier services, and capital markets.
  • Embodies the team's operating principles: shared ownership, transparency, fearless feedback, and relentless focus on the client.
  • High level of executive presence, professionalism, discretion, and sound judgment.
  • Advanced proficiency in Microsoft Office, especially PowerPoint, Word, and Excel.
