Job Description

Main Responsibilities

1. Represent SPI in managing daily operational activities in Medan.

2. Monitor building services (cleaning, security, landscaping) to ensure compliance with SLA and SOP.

3. Conduct routine inspections of facilities and report findings.

4. Perform basic troubleshooting on MEP systems before escalation.

5.Coordinate with vendors, contractors, tenants, and internal teams.

6. Handle tenant complaints and operational requests in a timely and professional manner.

7. Supervise maintenance activities to ensure safety and service quality.

8. Prepare regular operational reports and escalate issues when necessary.


General Responsibilities
1. Ensure the implementation of an Integrated Management System, including the identification, documentation, and control of risks in the relevant department's work area.
2. Foster and ensure the commitment of every team member to understand and adhere to all applicable Integrated Management System requirements.
3. Be willing to participate in the investigation process of accidents, incidents, or actions that may lead to incidents caused by unsafe actions or unsafe conditions, including providing accurate information and reports based on known facts.
4. Be willing to engage in the information security control process applied to protect the information assets and information processing assets owned and/or managed by the Company from threats to confidentiality, integrity, and availability.

Qualifications

1. Bachelor’s degree in Engineering, Property Management, Facilities Management, or a related field.

2. Minimum 1–2 years of experience in building management, facility operations, or property operations.

3. Basic understanding of MEP systems (mechanical, electrical, and plumbing).

4. Strong coordination and communication skills, both verbal and written.

5. Ability to handle tenant relations and complaint management professionally.

6. Strong problem-solving skills and ability to perform basic technical troubleshooting.

7. Willing to be based in Cirebon and perform on-site operational supervision.
