WHAT YOU GET TO DO (Essential Functions):

PROJECT MANAGEMENT

  • Manage the design coordination, procurement, and installation of special systems from inception through close-out, including budgeting, scheduling, and risk mitigation of BAS/BMS, EPMS, DAS, Security, Telecom, Fire Alarm and the interfaces that occur with the other MEP/FP (Mechanical, Electrical, Plumbing and Fire Protection Systems).
  • System Testing & Commissioning: Oversee the testing and commissioning of security, life safety, and, in some contexts, specialized monitoring systems to ensure they meet performance standards.
  • Vendor and Stakeholder Management: Coordinate with engineers, contractors, and inspectors to ensure alignment with project goals.
  • Technical Compliance: Interpret, review, and manage contracts, submittals, and as-built drawings for special systems to ensure compliance with building codes and safety regulations.
  • Prepare scope of work documents with a DOR (division of responsibility) for trades and specific scopes of work for special systems.
  • Participate in Guaranteed Maximum Price (GMP) contract development, identify design features that command cost premiums and recommend alternatives that deliver comparable or improved functions, and ensure alignment with scope.
  • Interpret and review Special Systems contract documents to mitigate and manage project risk including but not limited to: schematic design (SD-30% documents), design development documents (DD-60% documents), construction documents (CD-100% documents), bid and award, conformed documents, requests for information (RFI), change orders, submittals, bulletins, as-built drawings, and closeout documentation.
  • Execute integration and successful delivery of Special Systems compliance, construction delivery support, construction coordination, construction quality control, and field engineering from inception through closeout of project.
  • Regularly review Construction Progress, QA/QC readiness, Commissioning progress, issues & resolution thereof, and Key Performance Indicator (KPI) metrics to report to management.
  • Report Project Progress on scope, schedule, and budget weekly or as required.
  • Monitor the documentation of testing and inspections related to quality and commissioning.
  • Coordinate with design and construction teams to integrate commissioning requirements into project workflows.
  • Contribute to innovation in execution of design, installation, start-up, and ensure commissioning requirements are embedded in workflows while maintaining best in class safety.

PEOPLE:

  • Supervise and mentor team members on the proper installation techniques and associated QA/QC requirements that trade partners should adhere to relating to all Specialty Systems and associated scope.
  • Foster a positive and collaborative working environment with Engineers, Design Consultants, Subcontractors, Suppliers, Inspectors, and Owner's Representatives to ensure alignment with client goals and expectations from initiation to completion of project.
  • Provide coaching and expert guidance on processes and implementation and drives collaboration amongst the team for continuous improvement.
  • Oversee and align daily activity expectations of Specialty Systems PM’s, Superintendent’s and other subordinates assigned.

RISK:

  • Oversee detailed contract item lists including all significant items required for the construction of the project. Develop trade scope of work documents for bid packages, major material, and equipment purchases.
  • Oversee scopes of work and complete subcontracts and purchase orders.
  • Oversee risk management including identification, analysis, response planning and monitoring/controls on the project. Demonstrate awareness in understanding our project controls processes and take corrective actions when necessary.
WHAT WE EXPECT FROM YOU:
  • Master’s degree in engineering, construction management or related field preferred. An equivalent combination of education, training and/or experience may be considered in lieu of a degree.
  • Ten or more years’ experience in Critical Systems design, cost, sequence, logistics and field installations of Data Center BAS/BMS, EPMS, DAS, Security, Telecom, Fire Alarm and the interfaces that occur with the Mechanical, Electrical, Plumbing and Fire Protection Systems.
  • Ability to direct Issue Identification and Resolution Management.
  • Excellent decision-making and problem-solving skills are essential.
  • Proficiency in 0365 office suite.
  • Excellent oral, presentation and written communication skills required
  • Familiarity with AutoCAD, Revit, and project management software like Procore or MS Project.
  • Certifications such as BICSI RCDD for cabling or fire/security certifications are highly valued.
  • 100% domestic travel is required.
  • A valid driver’s license will be required. Individuals in this role may be subject to an annual Motor Vehicle Records check. The outcome of any MVR checks conducted may negatively impact the persons’ ability to participate in any vehicle program provided by the company, including but not limited to the ability to drive a personal vehicle on behalf of The Boldt Company or rent a vehicle through for business travel purposes.

The anticipated salary range for this position is $138,000 - $210,000 per year. This range represents what The Boldt Company reasonably expects to pay for this position nationally. Actual compensation offered will be dependent upon numerous job-related factors, including but not limited to: candidate qualifications, skills, experience, education, location, alignment with market data and internal equity as well as other business and organizational needs. Our expectation is that the incumbent will work our of our Waukesha, WI office. If the incumbent works out of a different location, the anticipated salary range is subject to change. PHYSICAL REQUIREMENTS AND WORKING CONDITIONS:

While performing the duties of this job, the employee is occasionally required to position objects and operate tools or controls. Employee frequently uses computer keyboard. The employee is occasionally required to position self to maneuver in confined or awkward spaces. The employee regularly is required to remain in a stationary position and move to access people or machinery or workspaces. Employee is occasionally required to ascend and/or descend a ladder or stairs to reach work areas. The employee must regularly move up to 10 pounds and occasionally move up to 25 pounds. The employee is regularly required to travel (as vehicle driver and as passenger on various modes of transportation) and frequently performs work on-site at construction work sites. Specific abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Employee views computer monitor frequently. The employee is required to be able to effectively communicate while on the job site and throughout the completion of duties.

The working conditions of this position requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions. Frequently required to use personal protective equipment to maintain safety and prevent exposure to harmful materials. The environment for which this position functions may be exposed to prolonged loud noises and may contain scents and fragrances. May be requested to work overtime and weekends.
