Role Overview

We are seeking a commercially minded, entrepreneurial, and highly organized Social Media & Business Development Manger who is excited by the opportunity to define how a growing platform builds its brand, connects with communities, and drives enterprise value. This is much more than a traditional social media management role. You will have the opportunity to build something ambitious here – a new approach to social media, community engagement, and local business development across hundreds of properties and markets. From facility grand openings, connecting with influencers, and bringing tenant stories to life, to developing partnerships that create new business opportunities, you will help transform how Prime engages with our current and future customers. Responsibilities

Social Media Strategy & Business Growth

• Develop and execute an integrated organic social media strategy across Instagram, Facebook, TikTok, YouTube, LinkedIn, and emerging platforms.
• Define channel specific strategies, content pillars, customer priorities, usage occasions, publishing cadence, and success measures to be aligned with the EVP of Marketing.
• Establish social media as a strategic business value growth channel that supports brand leadership, customer acquisition, localized rental demand, customer and community engagement, and overall consideration that drives leads for the storage and commercial property businesses.
• Own the social media editorial calendar, ensuring content is timely, consistent, relevant, and aligned with broader marketing and cross-functional business priorities.
• Maintain consistent brand voice, messaging, visual identity, asset management, and tone across all social channels while adapting content to the unique behavior and expectations of each platform.
• Continuously evaluate platform performance, algorithm changes, emerging channels, and new social capabilities to identify opportunities for the Prime brand and business to grow.
• Evaluate and pilot new social media capabilities, technology, artificial intelligence, partnerships, and content formats that can improve marketing impact to drive incremental business value.
• Identify opportunities to turn social engagement into measurable actions, including website traffic, customer leads, referral opportunities, facility visits, and rental bookings where attribution is available.

Business Development, Partnerships & Local Markets

• Build scalable, flexible programs that use social media, local relationships, and partnerships to drive growth across Prime’s storage and commercial properties, including referral programs with local businesses, employers, real estate professionals, movers, college campuses, community organizations, and creators.
• Support openings, acquisitions, renovations, and expansions through coordinated social, outreach, and partnership activation, evaluating partnerships on fit, impact, and scalability.
• Work with Marketing and Asset Management on future customer engagement, events, and storytelling, using repeatable frameworks that stay consistent with Prime’s brand.
• Lead Prime’s influencer, creator, ambassador, and local partnership strategy, building scalable programs and long-term relationships from outreach through performance evaluation.
• Partner with Paid Media and Search to amplify top-performing creator content and replicate successful programs across markets.

Analytics, Measurement & Enterprise Value Creation

• Build a measurement framework tying social and community activity to business outcomes, reporting by platform, market, facility, and partnership.
• Use testing to improve continuously, replicate what works across the portfolio, and communicate results to leadership clearly.
• Build a scalable social and local-activation model for approximately 370 locations today that can grow with the goals of the company, balancing corporate strategy, regional coordination, and local participation.
• Use social listening to monitor sentiment, competitors, and local trends, and coordinate with Operations to resolve customer and tenant issues.
• Develop playbooks, toolkits, templates, and workflows, build a network of internal social champions, and use automation and AI-assisted tools to improve efficiency while keeping quality and human oversight.

Qualifications

• Bachelor's degree in marketing, business, communications or a related field.
• 5+ years in social media, digital or brand marketing, partnerships, or community marketing, with examples of proven results.
• Experience with partnerships, influencer relationships, or local activation, ideally across multiple locations or brands.
• Strong working knowledge of Instagram, Facebook, TikTok, LinkedIn, and YouTube.
• Strong project management, analytical, communication, and negotiation skills, and experience with social publishing, listening, and analytics tools.
• Ability to link marketing and partnership activity to business outcomes and to work cross-functionally with Marketing, Operations, Asset Management, and leadership.
• Preferred: experience in self-storage, commercial real estate, retail, hospitality, or franchise, and in building scalable programs in a growing organization.
• Location: Saratoga Springs, NY at Prime Group Holdings' home office.
