Site Superintendent - Luxury Residential & Hospitality Construction, Long Island City, NY

Our client is an established Long Island City general contractor serving luxury residential and hospitality clients across New York City. Founded in 1993 and family-owned for more than thirty years, the firm has built its reputation on superior-quality renovations of apartments, townhouses and single-family homes, with project budgets typically ranging from $750,000 to $25 million. All finished woodwork is produced in-house through their own millwork division.

The firm is seeking an experienced Site Superintendent to lead field operations on its most demanding luxury residential projects. This is the daily on-site authority for schedule, quality, safety and subcontractor performance, from initial demo through final punch, reporting directly to company principals and working alongside the Project Manager.

Key Responsibilities

• Own the field on assigned projects as the daily on-site authority for schedule, quality, safety and subcontractor performance.
• Direct and coordinate all trades on site; manage subcontractor sequencing to maintain workflow without conflict or delay.
• Enforce artisan workmanship standards at every phase - inspect work in progress, call out deficiencies immediately and hold subcontractors accountable before proceeding.
• Inspect millwork and custom fabricated items prior to delivery and upon installation.
• Walk the site daily; maintain detailed daily logs of manpower, progress, conditions and issues.
• Work hand-in-hand with Project Managers to develop and maintain detailed, trade-by-trade schedules, flagging risks early.
• Coordinate material and equipment deliveries and sequence DOB, consultant and owner inspections.
• Maintain a safe, compliant job site; ensure permits are posted and current and protect building common areas and neighboring units.
• Represent the firm professionally in occupied buildings and interface with building management, doormen and neighbors.
• Serve as the on-site point of contact for client walk-throughs and manage the punch list through final sign-off.

Qualifications

• 8 or more years of field superintendent experience in luxury residential renovation or high-end construction in New York City.
• Demonstrated ability to independently manage subcontractors and trade sequencing on complex, occupied-building assignments.
• Deep knowledge of NYC DOB processes, inspection requirements and permit compliance.
• Experience in co-ops, condos and occupied high-end residences strongly preferred.
• OSHA 30 certification required.
• NYC SST card required.
• Proficiency with project management software and the ability to maintain digital daily logs and documentation.
• Bilingual English/Spanish a plus but not required.

Compensation

$120,000 - $165,000 annually, commensurate with experience.
