Shared Ownership Sales & Marketing Manager

Location: Doxford Park, Sunderland.

Are you passionate about creating homes that make a real difference in people’s lives? Shared Ownership is an alternative to renting or buying a home on the housing market. Gentoo are looking for a Shared Ownership Sales and Marketing Manager to join our Affordable Development Team, based at our head office in Doxford Park, Sunderland.

You’ll be joining our Affordable Development Team, where you’ll play a vital role in enabling customers to buy an affordable share in a brand‑new home. You’ll be involved in development projects from the very start—using market analysis to shape design decisions, creating targeted marketing campaigns, developing effective sales strategies, and managing the sales process through to successful completion.

We believe in the power of collaboration and flexibility, so you can expect to be based at our Doxford Park, Sunderland head office and to spend time in the office and elsewhere. The use of our office space is driven in part by your role and the activities you need to do. This may vary from time to time, so you will need to work in a flexible way to unlock your best work.

We support a great work-life balance with our standard 36-hour working week, Monday to Friday. Plus, enjoy an early finish at 12:30 pm every Friday—giving you more time for what matters to you. We are also proud to be certified as a “Great Place To Work”.

A full UK driving license and a basic DBS check (arranged and funded by Gentoo) are required for this position.

What you will be doing:

Lead Gentoo’s shared ownership sales and rent-to-buy programme, ensuring that sales are achieved in line with Business Plan targets. 

Ensure Shared Ownership policies, processes and key internal and external relationships effectively support compliance and Group objectives.

Lead, motivate and support the Sales Executive through values-led leadership that role models excellence and drives performance.

Deliver a strong customer-focused approach aligned to the Group’s customer strategy, using customer feedback to drive continuous improvement across products, sales and marketing plans.

Lead and deliver Gentoo’s Shared Ownership sales programme, achieving Business Plan targets and ensuring compliance with Homes England audit requirements.

Manage the full end-to-end sales process from legal setup to completion, including enquiries, viewings, affordability assessments, reservations and off-plan sales.

Lead market analysis for potential development sites and define target markets to ensure effective promotion of all properties.

Develop and deliver end-to-end marketing activity, including campaigns, digital channels, sales materials, launch events and show home presentation.

Lead and resource the team effectively to deliver agreed objectives and performance outcomes.

What you will bring:

A full UK driver's license.

Detailed understanding of the shared ownership and wider housing market (national, regional and local), including best practice, new initiatives and business opportunities

Strong knowledge of newbuild home sales and marketing processes, from legal setup through to completion.

Proven experience leading and delivering a sales programme to achieve business plan targets across the full sales lifecycle.

Experience managing end-to-end sales activity with external stakeholders, including solicitors, IFAs, agents and mortgage lenders, and overseeing panel arrangements.

Ability to develop and deliver marketing campaigns and prelaunch/launch activity, including pricing, incentives, events, collateral and lead management.

Experience producing sales and marketing materials, reports and presentations, including performance analytics and reporting.

Demonstrable experience working in regulated, compliance-led environments, maintaining accurate, audit-ready records.

Strong customer focus, using feedback to drive continuous improvement in products, sales processes and marketing plans.

Values-led leader who is collaborative, proactive and resilient, able to prioritise effectively and make sound decisions under pressure.

Working knowledge of compliance requirements, including Homes England audit standards, GDPR, Consumer Code for House Builders and Shared Ownership Code.
