Porter
JOB SUMMARY
Responsible for maintaining the overall cleanliness, appearance, and curb appeal of the apartment community. The Porter assists with groundskeeping, trash removal, common area maintenance, vacant unit preparation, and other tasks that support daily property operations and resident satisfaction.
REPORTS TO: Community Manager and/or Maintenance Supervisor

ESSENTIAL FUNCTIONS

Duties and Responsibilities
- Remove trash, debris, pet waste, litter, and other refuse from office areas, parking lots, sidewalks, breezeways, curb lines, dumpster enclosures, playgrounds, and common areas daily.
- Maintain the cleanliness and appearance of all community grounds to ensure a positive resident and visitor experience.
- Assist with trash-outs and debris removal from vacant apartment homes.
- Clean and prepare vacant units as directed by the Maintenance Supervisor, including sweeping, vacuuming, and light cleaning duties.
- Assist with make-ready activities, including removing abandoned items and transporting materials as needed.
- Power wash sidewalks, building exteriors, dumpster pads, and other common areas as part of preventative maintenance.
- Water landscaping, plants, shrubs, flowers, and grass as needed between scheduled landscaping services or during the absence of the landscape contractor.
- Monitor irrigation systems and promptly report any leaks, malfunctions, or water waste issues to the Maintenance Supervisor and/or Community Manager.
- Assist with cleaning and maintaining community amenities, common areas, laundry facilities, breezeways, offices, and other shared spaces.
- Assist with moving supplies, light maintenance support, and other property projects as assigned.
- Report safety hazards, property damage, vandalism, and maintenance concerns immediately.
- Maintain tools, equipment, and work areas in a clean and organized manner.
- Provide exceptional customer service to residents and visitors while representing the company in a professional manner.
- Perform other duties as assigned by management.

EXPERIENCE OR SPECIALIZED KNOWLEDGE
- Six (6) months of stable employment in customer service, groundskeeping, janitorial services, maintenance support, landscaping, or a related field preferred.
- Previous apartment community experience is a plus but not required.
- The skills required for this position can be learned through on-the-job training.
REQUIRED EDUCATION AND TRAINING
Degrees and Diplomas
- High School Diploma or equivalent preferred; not required.
Training/Certificates/Association Memberships
- Entry-level position.
- On-the-job training provided.
- Valid driver's license preferred.
- Must be able to safely operate equipment and tools required to perform job duties.
SPECIFIC SKILLS/EQUIPMENT (INCLUDING BUT NOT LIMITED TO)
- Ability to operate blowers, trimmers, pressure washers, wet/dry vacuums, hand tools, and other groundskeeping equipment.
- Basic knowledge of cleaning products and safe handling procedures.
- Ability to lift, carry, push, and pull up to 50 pounds.
- Ability to work outdoors in varying weather conditions.
- Strong attention to detail and commitment to maintaining community appearance.
- Ability to follow directions, prioritize tasks, and work independently or as part of a team.
- Strong customer service and communication skills.
Physical Requirements
- Frequent walking, standing, bending, kneeling, stooping, lifting, and climbing stairs.
- Ability to work both indoors and outdoors for extended periods.
