Responsibilities

Property & Client Management

  • Day‑to‑day management of a property portfolio in accordance with client instructions and service level agreements
  • Act as key point of contact for landlord clients, building strong professional relationships
  • Prepare and implement property management strategies aligned with client objectives
  • Provide proactive advice on operational, ESG, and asset enhancement matters

Financial Management

  • Prepare, set, and manage annual service charge budgets in compliance with RICS Professional Statements
  • Manage reconciliation of service charge accounts and oversee year‑end processes
  • Monitor and control expenditure, including approval of invoices and rent demands
  • Oversee rent, service charge, and insurance reconciliations in conjunction with credit control teams

Tenant & Lease Management

  • Manage tenant relationships and deal with day‑to‑day queries in a professional and timely manner
  • Instruct and manage contractors and professional advisers
  • Ensure compliance with lease obligations, including rent reviews, lease events, and covenants
  • Assist with lease renewals, surrenders, assignments, and liaison with agency teams

Health, Safety & Compliance

  • Ensure properties are managed in compliance with statutory requirements, including health & safety, fire safety, asbestos, and legionella
  • Implement and monitor risk assessments and compliance programmes
  • Oversee insurance matters and claims in conjunction with insurers and loss adjusters

Team & Business Support

  • Support, mentor, and review work prepared by junior surveyors and administrators
  • Contribute to process improvement, best practice, and client reporting standards
  • Assist with new business opportunities, fee proposals, and pitches
  • Represent the business professionally at client meetings and industry events

Qualifications

  • Essential
  • RICS Qualified or working towards APC
  • Proven experience in commercial property management
  • Strong understanding of landlord and tenant legislation and best practice
  • Sound knowledge of service charge management and RICS guidance
  • Excellent client relationship and communication skills
  • Ability to manage workloads independently and meet deadlines
  • High level of numeracy and attention to detail

Desirable

  • Experience managing multi‑let commercial assets
  • Exposure to ESG initiatives and sustainability strategies
  • Involvement in client reporting and portfolio reviews
  • Experience mentoring junior staff
  • Competent with property management and accounting systems (e.g. Yardi, TRAMPS, Horizon, or equivalent
