Senior Superintendent | Multifamily & Mixed-Use

Field Operations Leadership | Safety & QA/QC | Schedule & Trade Coordination

A growth-oriented builder-developer is seeking a Senior Superintendent to lead field execution on large multifamily and mixed-use projects from groundbreaking through final turnover. Reporting to the Director of Field Operations, this role owns site safety, schedule, quality, and team performance while mentoring Superintendents, Assistant Supers, and Foremen.

Key Responsibilities

• Direct all on-site construction activities from mobilization through TCO/turnover; drive daily production and milestone achievement.
• Partner with the General/Area Superintendent and project leadership to align field execution with overall project goals.
• Enforce safety standards per OSHA/Cal/OSHA, SWPPP, and company programs; maintain a clean, compliant, and audit-ready site.
• Lead weekly trade coordination meetings; create and update the three-week look-ahead and master subcontractor schedule; proactively remove constraints.
• Maintain daily reports, progress photos, inspection logs, and field documentation to company standards.
• Coordinate inspections, special testing, commissioning, and closeout to meet specs and schedule requirements.
• Lead jobsite QA/QC from precon through final acceptance; verify installation standards, conduct milestone walk-throughs, and drive timely issue resolution.
• Oversee all phases: demolition, grading, wet/dry utilities, foundations/structural, framing, MEP/FP, interiors/finishes, exterior façade systems, site/landscape.
• Collaborate with Property Management on punch, unit readiness, and building acceptance.
• Serve as the primary on-site representative with AHJs, consultants, vendors, and stakeholders; model professional, solution-oriented communication.
• Track subcontractor manpower, deliveries, and production rates; safeguard tools, materials, and equipment; ensure accurate field records.
• Ensure timely submission of reports, schedule updates, pre-inspection checklists, punch lists, and safety logs.
• Utilize construction technology (e.g., Procore, MS Office, and scheduling tools such as P6) to manage, report, and forecast work.
• Recruit, coach, and mentor field staff; cultivate a collaborative, accountable, safety-first culture.

Qualifications

• Associate degree or equivalent experience required; bachelor’s in Construction Management or related field preferred.
• 6+ years as a Superintendent (including Senior/Lead) delivering multifamily or mixed-use projects on time and within budget.
• Expert at reading and coordinating Architectural, Structural, MEP, Civil, Fire/Life Safety, and Landscape drawings and specifications.
• OSHA 30 (Cal/OSHA preferred), current First Aid/CPR, and SWPPP training/certifications required.
• Proven success running trade coordination, inspections/testing, QA/QC, and closeout on occupied-adjacent urban sites.
• Proficient with Procore (or similar), MS Office, and CPM scheduling (P6 or equivalent).
• Valid driver’s license and ability to travel between project sites.
