· Operate and maintain all building engineering systems, including:
o HVAC systems (AHUs, FCUs, VRF/VRV units)
o Electrical systems (LT panels, UPS, DG sets)
o Plumbing systems and water supply
o Fire & life safety systems
· Ensure continuous operation and zero disruption of critical systems.
· Perform routine checks, readings, and log sheet updates.
· Identify early signs of equipment failure and take corrective action.
· Execute preventive maintenance schedules as per SOPs.
· Attend and resolve breakdown complaints within defined SLAs.
· Coordinate with vendors for specialized maintenance activities.
· Ensure proper closure of maintenance tasks with documentation.
· Receive, acknowledge, and execute work orders through CAFM/CMMS systems.
· Ensure timely closure of tickets with quality service delivery.
· Provide feedback and updates on task status.
· Maintain accurate records of all maintenance activities.
· Record and monitor:
o Electrical load readings
o DG fuel consumption
o HVAC performance parameters
o Water levels and pump operations
· Highlight abnormalities and escalate deviations.
· Maintain daily, weekly, and monthly logs.
· Ensure accurate data entry in:
o CAFM systems
o Energy monitoring tools
o Maintenance logs
· Support implementation of digital tools such as:
o IoT sensors
o Smart meters
o Automated monitoring systems
· Identify opportunities for:
o Reducing energy consumption
o Optimizing equipment usage
· Implement basic optimization actions such as:
o Switching schedules
o Load balancing
o Temperature optimization
· Support energy audits and improvement initiatives.
· Perform initial fault diagnosis for equipment failures.
· Assist senior engineers in root cause analysis (RCA).
· Implement corrective and preventive actions as directed.
· Ensure proper handling and maintenance of equipment.
· Report aging equipment and recurring failures.
· Support asset tagging and documentation.
· Ensure adherence to all safety protocols and procedures.
· Use appropriate PPE during operations.
· Support:
o Fire drills
o Emergency response

· Ensure compliance with electrical and operational safety norms.
· Assist in supervising vendor activities on-site.
· Ensure vendors follow:
o Safety procedures

· Verify work completion and report discrepancies.
· Coordinate with housekeeping and other teams when technical support is required.
· Ensure technical readiness of areas before cleaning or events.
· Ensure readiness of:
o Meeting rooms
o Conference facilities
o AV and electrical systems
· Provide technical support during events and client visits.
· Report infrastructure issues to Facility Manager.
· Assist in resolving:
o Power supply issues
o Water supply disruptions
o Common area technical issues
· Participate in:
o Technical training programs
o Safety training sessions
· Stay updated on new technologies and maintenance practices.
· Support onboarding of new technicians.
· Maintain accurate records of:
o Maintenance activities
o Equipment performance
o Incidents and breakdowns
· Submit daily shift reports to supervisors.
· Escalate major issues promptly.
· Assist during:
o Power failures
o Equipment breakdowns
o Emergency situations
· Ensure backup systems (DG, UPS) are operational.
· Support execution of BCP procedures.

· Diploma / ITI / Bachelor’s in Electrical / Mechanical Engineering
· 2–6 years of experience in facility management / engineering operations
· Experience in corporate / commercial facilities preferred
