Position Title: SENIOR SPECIAL PROJECTS MANAGER

Salary: $125-155K

Job Summary

Essential Duties and Responsibilities

· Review project plans, specifications, and supporting documentation to determine project requirements and scope.

· Conduct site visits to assess existing conditions and gather information necessary to prepare accurate estimates.

· Develop detailed, accurate, and competitive estimates for Plumbing and HVAC special projects, including labor, materials, equipment, subcontractor costs, risk considerations, and project requirements.

· Prepare and submit comprehensive, competitive bid proposals and maintain an organized bid log.

· Serve as a key point of contact during preconstruction, collaborating with clients, project teams, and stakeholders to evaluate scope, constructability, schedules, budgets, and project requirements.

· Evaluate subcontractor and supplier pricing, negotiate as appropriate, and maintain cost history and contact information for future estimating needs.

· Stay current on industry trends, technologies, materials, and pricing to support accurate and competitive estimates.

· Attend pre-bid meetings and site visits, respond to prospective client questions, and coordinate with sales and project management teams to review completed projects for estimating accuracy and cost-effectiveness.

Project Management

· Independently lead the planning, organization, and management of complex Plumbing and HVAC special projects to ensure successful, timely, and profitable completion.

· Review project specifications, plans, estimates, schedules, timelines, and milestones and ensure adherence to project requirements.

· Coordinate labor, materials, equipment, subcontractors, and other project resources.

· Procure required materials and equipment while maintaining cost-effectiveness and quality standards.
