Working closely with the CEO of QA Build & our Head of Special Projects, this role is key for driving the success of our new 215-apartment modular construction method and the future of land lease communities within GemLife. In contrast to traditional lifestyle villages developing single-level homes on large city fringe and regional sites, the technology to build moveable homes that slot into high-rise structures paves the way for GemLife to develop on less than half a hectare. You will play a critical role in coordinating structural works alongside modular installation, managing complex site logistics, and ensuring seamless delivery across multiple construction stages.

As the Site Manager, you will take the lead coordinating a team of plant operators, labourers, and contractors to deliver exceptional amenities on time while sticking to budgets. QA Build ensures quality and safety is not compromised on our projects. You will have your own dedicated Contracts Administrator to work alongside for the duration of the project. The ideal candidate will be a confident leader who can make decisions easily, provide effective solutions, keep projects running smoothly, communicate well and spot potential challenges early.

To be successful you must:

• Have a QBCC Supervisor Licence (essential)
• Proven experience delivering high-rise or complex multi-storey construction projects
• Demonstrated background across commercial or large-scale residential projects, with exposure to civil works
• Strong understanding of structural sequencing, vertical builds, and complex site logistics
• Experience managing large subcontractor workforces and coordinating multiple trades across complex live sites
• Trade background (carpentry preferred) with a solid understanding of construction methodologies
• Strong working knowledge of OHS systems, with a consistent track record of maintaining safe, compliant sites
• Strong problem-solving skills and sound decision-making ability
• Digitally competent with experience using Onsite Companion or similar systems
• Hands-on leadership style with a strong on-site presence and accountability for outcomes
• Experience delivering projects valued at $50m+ or large-scale multi-storey developments (highly regarded)
