Distribution Strategy and Analytics Senior Strategist is responsible for using data and geospatial analysis to optimize the company’s real estate portfolio by aligning business unit objectives to the overall real estate strategy. Using both internal and external data, the strategist will synthesize business performance, market trends, property values, and financial insights to develop integrated, network-level optimization strategies and market-specific recommendations that drive portfolio efficiency and alignment.
ESSENTIAL DUTIES AND RESPONSIBILITIES

• Lead analytical efforts to support portfolio and market-level real estate strategy development
• Integrate and synthesize large, multi-source datasets into actionable insights for decision-making
• Develop and apply scenario-based models to evaluate trade-offs, demand shifts, and financial impacts
• Identify and assess opportunities to optimize the real estate network (openings, closures, relocations, consolidations, renovations)
• Leverage GIS and spatial analytics to evaluate trade areas, market coverage, and cannibalization risk
• Analyze market trends, competitive dynamics, and demographic shifts to inform strategic recommendations
• Assess risks (market, financial, portfolio concentration) and incorporate findings into planning and analysis
• Monitor post-implementation performance and refine models based on outcomes and insights
• Translate complex analyses into clear, actionable insights for senior leadership and cross-functional stakeholders
• Support the advancement of analytics tools, data capabilities, and best practices within the real estate function
Qualifications
Required Qualifications:

• Bachelor’s degree in Real Estate, Finance, Economics, Data Analytics, Geography, or a related field (or equivalent experience)
• 5–8+ years of experience in corporate real estate, location analytics, strategy, or financial/portfolio analysis
• Experience supporting or developing portfolio or network optimization strategies across multi-site environments
• Strong analytical skills, including experience with scenario modeling, segmentation, and financial analysis
• Proficiency in analytics and visualization tools (e.g., ArcGIS, Alteryx, Excel, SQL, Tableau/Power BI)
• Demonstrated ability to translate complex data into clear, actionable insights for business stakeholders
• Experience working in cross-functional environments and influencing decisions without direct authority
Preferred Qualifications:
• Master’s degree in Real Estate, Finance, Economics, Data Analytics, or related field
• Experience in branch network optimization, retail site strategy, or multi-site portfolio management (banking or retail preferred)
• Advanced experience with GIS, spatial modeling, and trade area analysis
• Familiarity with mobility data, customer behavior analytics, or location intelligence tools
• Experience contributing to enterprise-level planning, decision frameworks, or governance models
• Exposure to real estate lifecycle activities (site selection, lease support, disposition, construction/renovation planning)
The annual base salary for this position is $145,000 - $175,000.
