About the Role

As a Senior Real Estate Portfolio Manager for ANZ, Japan and Korea within Global Workplace Services (GWS), you will program-manage a medium-to-high complexity portfolio of regional and global real estate activities — evaluating, selecting, developing, and managing transactions across the portfolio.

You will oversee broker and project delivery, drive complex acquisition agreements, and partner with Finance, Legal, and senior stakeholders to ensure the portfolio efficiently supports Microsoft's business requirements. This role sits at the intersection of real estate strategy, financial stewardship, and program execution — you'll shape how Microsoft's physical footprint evolves to support a growing, global business, while working alongside experienced regional leaders, brokers, and project teams.

Responsibilities

  • Real Estate Strategy & Program Management Program-manage a regional/global real estate portfolio of 700 K sqft. Develop and own multi-year regional strategy, present stack plans, occupancy plans, and project updates to stakeholders and government entities, and drive execution aligned to company priorities and approved timelines.
  • Transactions & Site Selection Oversee the process to manage brokers, develop sourcing strategy, generating and refining site shortlists, and leading due diligence. Guide negotiation, documentation, and approval of complex acquisition agreements, business cases, and deal summaries and use financial analysis to drive strategy recommendation.
  • Construction & Project Delivery: Drive deployment of medium-to-high complexity construction and project management solutions to agreed scope, budget, and schedule. Provide oversight of design development and construction delivery, partner with suppliers to deliver projects, and optimize space utilization across regional sites.
  • Budget & Financial Accountability Partner: with the Real Estate & Facilities Finance team to validate budgets and oversee project controls (PERs, PSRs, Change Orders, Pay Applications). Identify risk and cost impacts and build capital plans and reports in partnership with Finance.
  • Vendor & Partnership Management Manage service-provider relationships and performance on a regular cadence, ensuring contract compliance and hold vendors accountable to agreed KPIs.
  • Stakeholder & Client Relationship Management: Build trusted relationships with business and senior client leadership to align portfolio strategy, workplace programs, and project goals. Act as a technical point of contact across the various business teams and take ownership of Real Estate & Facilities commitments to the business.
  • Facilities & Employee Services Oversee lifecycle investment planning and delivery of facilities and employee services (e.g., space planning, dining and other Integrated facilities) across a complex portfolio. Resolve escalated, complex issues with practical, innovative solutions and contribute to the development of team policy and best practice.
  • Safety, Compliance & Continuous Improvement Ensure: supplier compliance with safety and regulatory standards across a medium-sized portfolio, serving as a point of escalation on statutory/regulatory matters where required. Monitor program and service-delivery feedback, and drive continuous improvement in quality, performance, and process.
  • Technical & Market Expertise: Build and maintain deep knowledge of regional real estate markets, brokers, leases, and investment structures. Stay active in professional networks, share technical expertise with internal teams, and review and approve design, site, and building plans.

Qualifications

Required/Minimum Qualifications (RQs/MQs)

  • 7+ years portfolio management, real estate, or office management experience
  • OR Bachelor's Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 5+ years portfolio management, real estate, or office management experience
  • OR equivalent experience.

Additional or Preferred Qualifications (PQs)

  • 10+ years portfolio management, real estate,

  • OR degree equivalent in Business Management, Real Estate, Project Management,
  • OR related field AND 7+ years portfolio management, real estate,

  • Real estate and asset management — lease administration, lease documentation, asset management, facilities operations and management, environmental permitting.
  • Financial acumen — budgeting, forecasting, financial analysis, capital planning (PER/REC/SAFE), contract management, and comfort interpreting leases, contracts, and business cases.
  • Project and program management — governance methodology, quality assurance, operational excellence, structured problem solving, and change management through delivery.
