Job Description
SimpleCREDIT is a growing private lender, based in Garden City, NY, built for credit professionals who want to underwrite real deals across the investment property and transitional lending space. We focus on core business-purpose lending including DSCR, residential transition, bridge, fix-and-flip, ground-up construction, multi-property and blanket structures, and small development projects, backed by institutional capital, with plans to continue expanding our product and capital access. We are seeking experienced credit and underwriting staff.
Our lending platform is affiliated with an established real estate and specialty finance group with active operating businesses, properties, and investment-related entities. That affiliation provides our underwriting team with immediate access to existing deal flow, operational infrastructure, and industry relationships, not a cold start.
This is an opportunity to help build a lending platform early, with the ability to influence credit standards and grow with the business while leveraging internal deal flow, shared resources, and long-term expansion plans.
Responsibilities
- Underwrite DSCR, bridge, fix-and-flip, ground-up construction, and blanket loans across the affiliated lending platform
- Evaluate sponsor strength, liquidity, experience, and track record
- Analyze project budgets, construction timelines, and cost-to-complete risk
- Review appraisals, feasibility studies, rent rolls, and market fundamentals
- Assess exit strategy viability and market liquidity
- Structure transactions to balance risk and growth
- Prepare clear written credit memos and present recommendations in committee
- Partner with originations to improve deal quality without compromising standards
- Identify portfolio-level risk patterns and provide insight to leadership
- Manage the full underwriting lifecycle from initial review through credit approval and closing
- Coordinate with originations, processing, and closing teams on conditions and documentation
- Maintain accurate credit files and records in the loan origination system
- Contribute to guideline and policy refinement as the platform scales
Requirements
- 3–7 years underwriting investment property or business-purpose real estate loans
- Direct experience with ground-up construction risk, blanket and portfolio loans, transitional real estate, and DSCR underwriting
- Working knowledge of LTC vs. LTV tradeoffs, construction draw risk, cost overruns and contingency analysis, debt yield, DSCR, and exit risk
- Demonstrated ability to evaluate sponsors beyond credit score
- Experience defending or presenting credit decisions in committee or leadership forums
- Proficiency with loan origination and underwriting platforms and Excel-based credit modeling
- Ability to manage a pipeline and work independently across multiple concurrent deals
- Experience with small-balance commercial, multifamily, or mixed-use assets a plus
- Familiarity with institutional capital requirements or fund-level reporting a plus
- Experience mentoring junior underwriters or analysts a plus
