Focus of the Role

The Senior Property Specialist is responsible for maximising the value and utilisation of Telstra Digital Infrastructure’s property portfolio by leading the end-to-end leasing lifecycle, from opportunity identification, customer engagement and commercial negotiation through to approvals, execution, onboarding and ongoing tenant management.

Working within Property Operations, the role drives revenue growth and commercially sound property outcomes while ensuring customer commitments are aligned with operational, regulatory, governance and portfolio requirements.

About the Team

The Property Operations team within Telstra Digital Infrastructure manages the performance and lifecycle of a diverse national property portfolio supporting critical telecommunications infrastructure.

The team integrates asset management, leasing and tenancy management, compliance, portfolio optimisation and property exits. It also facilitates collaboration with stakeholders across facilities operations and capital delivery to protect operational continuity, manage risk and unlock sustainable commercial value from Telstra’s property assets.

You’ll join a highly collaborative and geographically dispersed team, working across the full property value chain within Asset Management and collaborating with Facilities, Planning, Design and Construction, Finance, Legal, Risk, Security and commercial delivery partners.

Success will depend on connecting customer opportunities with operationally viable solutions and maintaining clear ownership of commercial commitments from prospect through to ongoing operations.

Key Responsibilities

Leasing & Commercial Transactions

  • Lead the end-to-end development and delivery of leasing, subleasing, licensing, co-location and property commercialisation opportunities across the portfolio, from initial qualification and feasibility through to execution and handover.
  • Lead customer and stakeholder negotiations covering heads of agreement, leases, licences, access arrangements, rent, outgoings, service levels, fit-out obligations and other commercial terms, engaging Legal, Finance and commercial specialists as required.
  • Coordinate internal approvals, delegated-authority submissions, legal documentation and execution requirements, maintaining clear records of decisions, customer commitments, commercial dependencies and residual risks.
  • Own and actively manage the leasing pipeline, deal status, revenue assumptions and forecast opportunities, providing transparent reporting on progress, dependencies, risks and expected value.

Customer & Stakeholder Management

  • Build trusted relationships with prospective and existing tenants, government agencies, brokers, commercial partners and service providers, acting as a senior point of coordination for complex leasing opportunities.
  • Lead stakeholder engagement throughout negotiation, delivery and operational activities.
  • Manage customer requirements and commercial discussions to achieve positive outcomes.
  • Act as the primary property subject matter expert for revenue-generating sites, providing advice on market conditions, property risks, commercial strategies, asset constraints, budgeting considerations and tenancy solutions across the portfolio.
  • Oversee ongoing lease administration and tenant lifecycle management, including lease obligations, rent reviews, outgoings, tenant notifications, customer escalations, renewals, variations, commercial compliance and end-of-term planning.
  • Manage tenant relationships and commercial commitments throughout the lease term, working with facilities and operational teams to resolve matters outside routine facilities management activities.

Property Development & Delivery

  • Partner with project, planning and facilities teams to support property development opportunities.
  • Provide leasing and commercial expertise for tenancy, co-location and strategic asset projects.
  • Translate customer requirements and commercial commitments into clear, agreed inputs for feasibility, design, costing, construction, access, operational readiness and ongoing service delivery.
  • Coordinate the commercial aspects of tenancy enabling works, facility upgrades and site-readiness activities, ensuring customer requirements are aligned with approved capital and operating plans, operational requirements and budget constraints.
  • Support the development of commercially appropriate facilities management arrangements, service levels and operating protocols for revenue-generating sites.

Commercial Governance

  • Manage commercial risks across leasing and property transactions.
  • Support contract negotiation, performance management and governance compliance.
  • Contribute to business cases, commercial assessments and investment recommendations.
  • Prepare or coordinate market assessments, commercial feasibility reviews and order-of-magnitude cost estimates to support investment and leasing decisions.
  • Ensure commercial commitments, service levels, financial obligations and residual risks are clearly documented, approved and transitioned to accountable operational owners.

Portfolio Optimisation

  • Identify opportunities to improve asset utilisation and grow property-related revenue.
  • Partner with Asset Management and Planning teams to identify, assess and prioritise future commercialisation opportunities, including vacant-space assessments, occupancy reviews, targeted site audits and development of the future revenue pipeline.
  • Provide market and commercial insights to support portfolio strategy.
  • Develop innovative solutions that maximise value from Telstra’s property assets.
  • Engage and manage external leasing agents, brokers and specialist property advisers where required to support market assessments and commercial transactions.

What We're Looking For

We're interested in hearing from professionals who bring a strong blend of commercial capability, stakeholder management, and property expertise.

Essential skills:

  • Demonstrated commercial property management experience, including tenant relationship management, lease administration, leasing transactions and revenue-generating commercial assets.
  • Demonstrated experience leading complex commercial leasing, licensing or tenancy transactions across a corporate, infrastructure or multi-site property portfolio.
  • Strong experience in contract negotiation and commercial agreement management.
  • Property portfolio management experience.
  • Proven ability to lead complex opportunities through influence, coordinating customers and multidisciplinary stakeholders across Asset Management, Facilities, Planning, Design and Construction, Finance, Legal, Risk and Security.
  • Strong commercial acumen and judgement, with the ability to develop viable deal structures, assess value and risk, and balance customer outcomes with operational constraints, governance requirements and long-term portfolio value.
  • Experience managing high-value commercial assets or tenancy arrangements.
  • Sales, leasing or business development capability within a commercial property environment.
  • Ability to translate lease and customer commitments into practical operational, facilities and capital-delivery requirements.
  • Strong written and verbal communication skills, with the ability to prepare commercial recommendations, negotiate complex matters and clearly communicate risks, obligations and decisions.

Nice to Have:

  • Experience in commercial real estate, infrastructure asset management, property development or large corporate property portfolios, particularly where leasing outcomes must be integrated with live operations, critical infrastructure or complex capital works.
  • Experience managing office, industrial, telecommunications or multi-tenanted commercial facilities.
  • Knowledge of relevant commercial leasing legislation and property frameworks.
  • Experience procuring and managing external leasing agents, brokers or specialist property advisers.
  • Experience establishing facilities management arrangements, service levels or operational protocols for commercial tenants.
