As Senior Property Manager, you will provide strategic leadership and operational oversight for a premier Class A office portfolio, including GWL Realty Advisors' corporate head office.
Reporting to the Director, Property Management, you will be responsible for delivering exceptional tenant experiences, maximizing asset performance, leading high-performing teams, and executing capital and operational strategies that support ownership objectives.
This role requires a collaborative and influential leader who can effectively engage with executive stakeholders, institutional ownership groups, and high-profile tenants while driving operational excellence across a complex commercial office portfolio
RESPONSIBILITIES
Leadership & People Management
• Lead, mentor, and develop a multidisciplinary property management team, fostering a culture of accountability, collaboration, innovation, and service excellence.
• Establish clear performance expectations and support employee development through coaching, succession planning, and goal setting.
• Champion tenant service standards and operational best practices across the portfolio.
• Promote a customer-centric culture that consistently delivers best-in-class tenant experiences.
• Partner closely with internal stakeholders, including Leasing, Asset Management, Construction, Sustainability, Marketing, and Technical Services teams.
Financial Management & Asset Performance
• Develop and oversee annual operating and capital budgets across the portfolio.
• Monitor financial performance and provide strategic analysis and recommendations regarding variances, operating efficiencies, and investment opportunities.
• Drive achievement of financial objectives while maintaining superior building operations and tenant satisfaction.
• Prepare monthly, quarterly, and annual reporting packages for ownership and senior leadership.
• Support asset repositioning initiatives, value-enhancement opportunities, and long-term capital planning strategies.
Capital Projects, Sustainability & Governance
• Lead the planning and execution of capital projects, tenant improvements, building upgrades, and major repair initiatives from concept through completion.
• Oversee procurement processes, consultant engagement, contract administration, and project financial controls.
• Ensure compliance with corporate governance requirements, regulatory obligations, and Environmental Health & Safety (EH&S) standards.
• Champion sustainability initiatives and building certifications, including BOMA BEST, LEED, ENERGY STAR, and other ESG-related programs.
• Support community engagement, tenant events, and initiatives that enhance building culture and portfolio reputation.
Operations & Tenant Relations
• Serve as the primary relationship manager for key tenants, executive stakeholders, and ownership representatives.
• Foster strong tenant partnerships through proactive communication, responsiveness, and strategic problem solving.
• Provide leadership and direction to Building Operations teams across all facets of property operations.
• Conduct regular property inspections and ensure assets are maintained to the highest Class A office standards.
• Identify opportunities to improve operational efficiency, service delivery, and overall tenant satisfaction.
QUALIFICATIONS
Required
• 7+ years of progressive commercial office property management experience, including oversight of Class A office assets.
• Demonstrated experience managing complex tenant relationships and executive-level stakeholders.
• Strong financial acumen with extensive experience managing operating budgets, capital budgets, forecasting, reconciliations, and financial reporting.
• Proven success leading, developing, and retaining high-performing teams.
• Experience managing capital projects, tenant fit-outs, and major building improvement initiatives.
• Thorough understanding of commercial leasing, building operations, risk management, and regulatory compliance.
• Exceptional communication, presentation, negotiation, and relationship-management skills.
Preferred
• Experience managing corporate head office or flagship properties.
• Demonstrated ability to influence cross-functional teams and drive organizational initiatives.
• Strong understanding of ESG, sustainability, and building certification programs.
• Experience working with institutional investors, pension funds, or large ownership groups.
• Real Property Administrator (RPA), Certified Property Manager (CPM), or equivalent designation.
• Post-secondary education in Business, Real Estate, Property Management, or a related discipline.
The base salary for this position is between $80,400 - $131,400 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
