About the Role
We are looking for a Senior Property Manager to join our growing Real Estate team at Carvana’s corporate headquarters in Tempe, Arizona. This is a unique, hybrid role that blends senior-level portfolio planning and property management responsibilities with hands-on legal support — making it ideal for a candidate who bridges the worlds of real estate, property management and legal workflow.
Reporting to Carvana’s Real Estate Associate General Counsel, this role will oversee a large portfolio of properties while also driving execution on core, recurring legal tasks including drafting legal notices, conducting lease reviews, and supporting landlord–tenant matters — all under the supervision of an attorney. The ideal candidate is a proactive, detail-oriented professional who can lead people and manage complex operational priorities while bringing the legal acuity needed to handle moderately complex real estate legal matters without continuous attorney involvement.
This is a fully on-site position, Monday through Friday, at our corporate HQ in Tempe, Arizona.
What You’ll Do
Real Estate Portfolio & Property Management
- Oversee and manage key lease administration and property ownership responsibilities and workflows are successfully maintained, while building and improving systems and processes in support objectives are consistently met on behalf of Carvana and ADESA’s continually expanding real estate portfolio.
- Ability to support and provide guidance to cross-functional teams by helping coordinate daily activities, identifying process gaps, assisting with task delegation, and promoting cross-training and knowledge sharing where appropriate.
- Support training and development initiatives for staff, including opportunities to assist leadership with performance feedback, coaching, and onboarding of new team members as needed.
- Serve as one of the primary points of contact for landlord relationships, tenant needs and escalated issues, acting as a key company representative to ensure objectives are achieved and our efforts with our counterparties and vendors is consistent with known goals and expectations.
- Develop and manage processes for distributing certificates of insurance (COIs), quarterly reporting requirements; prepare monthly performance reports,etc.
- Review tenant rent and common area maintenance (CAM) charges to ensure accuracy.
- Supervise and support all recurring rent payment, tax payment, insurance requirements, contractual obligations, facilities and maintenance team efforts and routine “run the business” property management responsibilities.
- Prepare and deliver timely, accurate, and complete operational and financial reports to stakeholders, where appropriate.
- Audit data input for all new sites as the sites are input into the portfolio database by vendor.
- Maintain a key understanding of our existing portfolio, our future growth and planning needs, and develop insights and systems that synthesize these efforts within and across Real Estate, Analytics, Legal and other teams as we continue to scale.
Legal Support & Lease Administration
- Draft, review, and obtain approval for standard legal notices, landlord–tenant communications, and ancillary legal documents, under the supervision of an attorney.
- Conduct thorough lease reviews and abstracts; interpret lease provisions and identify key obligations, rights, and risks to support real estate, portfolio management, facilities, and legal teams.
- Lead or support lease administration workflow including estoppels, SNDAs, access requests, and other routine portfolio management matters that do not require continuous attorney involvement.
- Support contract drafting, review, and negotiation efforts in connection with real estate transactions including purchases, leases, and dispositions, where applicable.
- Assist with title and survey review, diligence checklists, and closing binder management for real estate transactions.
- Recommend and coordinate legal action as necessary; partner closely with the Real Estate Associate General Counsel and other attorneys for oversight, collaboration, or sign-off as needed.
- Work closely with Legal Operations and the broader team to identify legal workflow that can be more efficiently handled at the property management level, enabling attorney resources to remain focused on higher-complexity matters.
What You’ll Need
- Bachelor’s degree from an accredited institution required. In lieu of a degree, a combination of relevant experience and education will be considered.
- 5 or more years of directly relevant experience in property management, real estate operations, or a corporate/legal environment with substantial real estate exposure; experience spanning transactional real estate, lease administration, and portfolio management is highly desirable.
- Demonstrated ability to lead the exchange of sensitive, complicated, and difficult information; convey performance expectations; and handle problems with sound judgment.
- Superior issue-spotting, business contextualization and discernment, identified in verifiable prior experience leading people and projects
- Leadership skills to motivate team members to achieve broad operational targets with cross-departmental impact, combined with the ability to work independently on legal tasks without requiring continuous direction.
- Proficiency in lease interpretation, contract review, and legal notice drafting; comfort with risk analysis and identifying when matters require escalation to an attorney.
- In-depth knowledge of Microsoft Office products (Word, Excel, Outlook); proficiency with Adobe Acrobat, DocuSign, and project management tools and software.
- Core proficiency utilizing AI tools with proven ability to create tested and reliable work product, with the ability to leverage AI resources responsibly to simplify legal and operational tasks.
- Extensive organizational skills, advanced attention to detail, and strong initiative to independently complete tasks that drive greater team efficiencies.
