Job Description

The Senior Property Manager / General Manager is responsible for the overall management, operation, and tenant satisfaction of a Class A office property totaling approximately 450,000 square feet in downtown Washington, DC. This position serves as the primary on-site leader, overseeing building operations, tenant relations, budgeting, capital projects, sustainability initiatives, and vendor performance.

The ideal candidate will possess extensive office property management experience, strong financial and operational expertise, and a demonstrated ability to lead teams while delivering a best-in-class tenant experience. The role will work closely with Asset Management to maximize asset value and achieve ownership objectives.

Key Responsibilities

Property Operations

· Provide day-to-day leadership and oversight of all property management functions.

· Ensure efficient operation, maintenance, and appearance of the property in accordance with ownership standards.

· Oversee building engineering, janitorial, security, parking, and other contracted services.

· Conduct regular property inspections to ensure compliance with operational, safety, and quality standards.

· Implement and maintain preventive maintenance programs to enhance building performance and asset longevity.

· Monitor compliance with local, state, and federal regulations.

Tenant Relations

· Serve as the primary point of contact for tenants and foster strong working relationships with tenant representatives.

· Deliver a best-in-class tenant experience through responsive service and proactive communication.

· Lead regular tenant meetings and communication initiatives.

· Partner with Leasing and Asset Management teams to support tenant retention efforts.

Financial Management

· Prepare annual operating budgets and multi-year capital plans.

· Monitor property performance against approved budgets and key performance indicators.

· Review and approve invoices, contracts, and implement purchase order system.

· Manage accounts receivable and collections efforts while maintaining strong tenant relationships.

· Identify opportunities to enhance revenue and reduce operating expenses.

Capital Projects and Construction Management

· Oversee tenant improvement projects, building upgrades, and other capital initiatives.

· Manage project budgets, schedules, consultants, and contractors in conjunction with asset management and capital projects teams.

· Coordinate project execution with ownership, tenants, and vendors to minimize operational disruptions.

· Monitor capital expenditure programs and provide regular progress reports

Vendor and Contract Management

· Procure and negotiate service contracts to ensure quality service and competitive pricing.

· Manage vendor performance through established service level agreements and key performance indicators.

· Conduct regular contractor reviews and ensure compliance with insurance and contractual requirements.

· Implement bidding and procurement processes in accordance with ownership policies.

Risk Management and Compliance

· Ensure compliance with life safety, emergency preparedness, and building security programs.

· Maintain strong relationships with local regulatory agencies and emergency response personnel.

· Lead emergency management planning, drills, and incident response activities.

Sustainability and ESG Initiatives

· Support ownership sustainability objectives through energy management and conservation programs.

· Monitor utility consumption and identify operational efficiencies.

· Assist with BOMA, ENERGY STAR, LEED, Fitwel, or other certification programs as applicable.

· Track and report sustainability metrics and ESG performance indicators.

Team Leadership

· Supervise and mentor property management staff, including Assistant Property Managers, Property Administrators, engineers and other site personnel.

· Foster a culture of accountability, customer service, and continuous improvement.

· Coordinate effectively with engineering, leasing, and asset management teams.

Qualifications

· Minimum of 10-years of commercial property management experience managing Class A office assets including a minimum of 5-years in a property manager level position

· Strong understanding of commercial lease administration, operating expense recoveries, budgeting, forecasting, building systems, life safety, and mechanical operations.

· Exceptional organizational, project management, negotiation, contract management, communication, team-building, coaching, and problem-solving skills. Ability to manage multiple priorities in a fast-paced environment.

· Proficiency with Yardi, Angus, Building Engines, Microsoft Office Suite, and similar platforms.

Preferred Certifications

· Certified Property Manager (CPM) or Real Property Administrator (RPA)

· Other relevant commercial real estate certifications
