Senior Property Accountant
Department: Accounting / Finance
Reports To: Controller or Vice President of Accounting
FLSA Status: Exempt
Location: Corporate Office (Hybrid Eligible)
Fortis Property Management is seeking a highly motivated and detail-oriented Senior Property Accountant to join our growing Accounting team. This position is responsible for the full-cycle accounting and financial reporting for a portfolio of approximately 10–15 multifamily residential properties across multiple ownership groups.
The Senior Property Accountant will prepare accurate monthly financial statements, perform reconciliations, assist with budgeting and forecasting, support external audits, and partner closely with Property Managers and Operations leadership to provide financial insight and ensure sound financial management.

Essential Duties & Responsibilities
Financial Reporting
- Prepare complete monthly financial statements for an assigned portfolio of multifamily properties in accordance with established reporting deadlines.
- Review, analyze, and interpret monthly financial reports, identifying trends, variances, and opportunities for operational improvement.
- Prepare and record monthly journal entries, including accruals, prepaid expenses, depreciation, allocations, and recurring entries.
- Ensure all financial reporting is accurate, timely, and compliant with Generally Accepted Accounting Principles (GAAP), investor requirements, and Company policies.
- Prepare monthly management fee calculations and owner distribution calculations.
Reconciliations & General Ledger
- Prepare and reconcile monthly bank reconciliations.
- Analyze and reconcile all assigned balance sheet accounts, including:
- Cash accounts
- Escrow accounts
- Security deposits
- Prepaid expenses
- Accrued liabilities
- Fixed assets
- Capital expenditures (CapEx)
- Other asset and liability accounts
- Research and resolve accounting discrepancies and reconciling items in a timely manner.
- Maintain complete and accurate supporting documentation for all reconciliations.
Property Accounting
- Review accounts payable transactions to ensure proper coding, supporting documentation, approvals, and accounting accuracy.
- Monitor monthly cash positions and assist with cash management planning.
- Partner with Property Managers and Regional Managers to resolve accounting questions and improve financial performance.
- Review operating expenses and recommend opportunities for cost control and operational efficiencies.
- Assist with property acquisitions, dispositions, ownership transitions, and lender reporting as needed.
Budgeting & Forecasting
- Assist in preparing annual operating budgets and capital expenditure budgets.
- Participate in monthly forecasting and cash flow planning.
- Analyze budget-to-actual variances and provide meaningful explanations and recommendations.
- Support Property Managers during budget development and financial planning.
Audit & Compliance
- Assist with quarterly, annual, lender, and external audits by preparing supporting schedules and requested documentation.
- Ensure compliance with GAAP, Company accounting policies, and client reporting requirements.
- Maintain organized financial records to support audit readiness.
Collaboration
- Serve as a trusted financial resource to Property Managers and Operations teams.
- Communicate financial results, accounting issues, and recommendations effectively to internal stakeholders.
- Work collaboratively with Accounts Payable, Accounts Receivable, Payroll, and Executive Leadership to ensure accurate financial reporting.
- Build strong relationships with internal teams and property ownership groups through excellent customer service and responsiveness.
Continuous Improvement
- Identify opportunities to improve accounting procedures, reporting processes, and internal controls.
- Assist with implementation of accounting system enhancements and process improvements.
- Participate in special projects and perform other duties as assigned.
Qualifications
Education
- Bachelor's degree in Accounting, Finance, or a related field required.
- CPA designation or progress toward CPA certification is preferred.
Experience
- Minimum of four (4) years of progressive accounting experience required.
- Minimum of four (4) years of real estate or multifamily property accounting experience strongly preferred.
- Experience preparing full-cycle monthly financial statements required.
- Experience working with multiple ownership entities is preferred.
Knowledge, Skills & Abilities
- Strong knowledge of Generally Accepted Accounting Principles (GAAP).
- Thorough understanding of multifamily property accounting principles.
- Experience preparing financial statements, reconciliations, journal entries, and supporting schedules.
- Excellent analytical, organizational, and problem-solving skills.
- Strong attention to detail with a high degree of accuracy.
- Excellent written and verbal communication skills.
- Ability to prioritize multiple deadlines while maintaining accuracy.
- Ability to work independently and collaboratively in a team environment.

- Ability to maintain confidentiality and exercise sound professional judgment.
Technical Skills
- Advanced proficiency in Microsoft Excel.
- Proficiency with Microsoft Office Suite.
- Experience using Yardi Voyager or similar property management/accounting software preferred.
- Experience with budgeting, forecasting, and financial reporting systems preferred.
Physical Requirements
- Ability to remain seated for extended periods while working at a computer.
- Ability to occasionally lift and carry up to 15 pounds.
- Ability to communicate effectively in person, electronically, and by telephone.
- Ability to occasionally travel to Company offices or properties as needed.
Working Conditions
- Professional office environment.
- Hybrid work schedule available, with eligibility to work remotely up to three (3) days per week following successful onboarding and training, subject to business needs.
- Occasional overtime may be required during month-end, quarter-end, year-end closing, budgeting season, or audit periods.
